About The Position

Speed Bay Warehouse Solutions is seeking a Senior Vice President of Asset Management to lead and scale its national asset management platform. This is a senior leadership role at the heart of Speed Bay’s operating engine—responsible for overseeing a growing team of Regional Asset Managers and driving the financial and operational performance of the firm’s expanding shallow bay industrial portfolio across key U.S. markets. The SVP of Asset Management will serve as the strategic and operational leader for all asset-level activity, working across acquisitions, capital markets, property management, leasing, and construction to maximize portfolio value and deliver results for investors. This person will set the standard for how Speed Bay manages assets, building repeatable processes, instilling a performance-driven culture, and ensuring that every asset in the portfolio is executing against its business plan. The ideal candidate brings national-scale experience managing multi-tenant industrial or commercial real estate portfolios at a best-in-class institutional platform. They know the business (shallow bay, light industrial, infill) and have the track record to match. In addition to having strong financial & operational acumen, this person is a true leader: someone who develops talent, builds collaborative teams, earns trust across the organization, and brings others along as the platform grows.

Requirements

  • 12+ years of progressively senior experience in asset management within commercial real estate, with meaningful exposure to multi-tenant industrial, shallow bay, or light industrial portfolios on a national scale.
  • Demonstrated experience at an institutional-quality real estate platform with national portfolio scope knows the business, understands the operators, and brings credibility from day one.
  • Proven track record of leading and developing asset management teams, with direct people management experience across geographies.
  • Deep expertise in financial modeling, asset-level business planning, budgeting, variance analysis, and investment performance metrics (NOI, IRR, cash-on-cash, occupancy, ROA).
  • Strong proficiency in asset management platforms including Yardi, Argus, CoStar, Excel (advanced), and related tools.
  • Familiarity with AI-powered tools and LLMs for workflow optimization, portfolio analysis and reporting automation is a plus.
  • Exceptional communication and presentation skills, with the ability to engage effectively with investors, lenders, brokers, tenants, and internal leadership.
  • Collaborative leader who builds trust across functions and creates alignment in a fast-moving, entrepreneurial environment.
  • Bachelor’s degree in Finance, Real Estate, Business, or a related field required; MBA or advanced degree strongly preferred.
  • CFA, CCIM, or equivalent professional designation is a plus.
  • Willingness to travel nationally as needed to conduct asset reviews, support regional teams, and represent Speed Bay with key stakeholders.

Responsibilities

  • Lead, mentor, and develop a national team of Regional Asset Managers, fostering a high-performance, collaborative culture with clear accountability and strong professional growth pathways.
  • Set expectations for asset management standards, reporting cadence, and business plan execution across the team.
  • Recruit and onboard Regional Asset Managers & Asset Management as the portfolio expands into new markets, ensuring consistent quality and cultural alignment.
  • Champion a team-first mentality across the asset management function and across the broader Speed Bay platform - modeling collaborative, solutions-oriented leadership at every level.
  • Oversee the development and execution of asset-level business plans across the national portfolio, ensuring each asset is positioned to meet or exceed targeted financial outcomes.
  • Review and approve leasing strategies and capital plan analyses prepared by Regional Asset Managers, providing strategic guidance and consistent decision-making frameworks.
  • Monitor portfolio-wide performance against key metrics, NOI, IRR, occupancy, cash-on-cash return, and variance to budget—and proactively address underperformance.
  • Drive value-add initiatives, refinancings, and strategic dispositions with clear financial justification, risk analysis, and investment committee support.
  • Partner closely with the acquisitions team on due diligence, underwriting, and asset integration as new properties are added to the portfolio.
  • Collaborate with capital markets on financing strategy, lender relationships, and covenant compliance across the portfolio.
  • Work in close coordination with property management and leasing teams to optimize occupancy, tenant satisfaction, and operating efficiency at the property level.
  • Engage with and lead the construction and capital projects team to oversee major renovations, tenant improvements, and repositioning efforts.
  • Serve as a key contributor to investor reporting, investment committee presentations, and LP communications, ensuring accurate and compelling representation of portfolio performance.
  • Establish and refine asset management reporting infrastructure, dashboards, and performance benchmarks to support transparent, data-driven decision-making.
  • Ensure consistent use of technology platforms including Yardi, CoStar, and other tools across the team to drive efficiency and accountability. Demonstrated experience working with AI tools.
  • Oversee budgeting, forecasting, variance analysis, and quarterly reporting processes across the national portfolio.
  • Identify and implement best practices, process improvements, and workflow enhancements as the platform scales.
  • Stay current on market trends, submarket dynamics, and economic indicators across Speed Bay’s target geographies to inform asset strategy and portfolio positioning.
  • Serve as a knowledgeable resource for the leadership team on competitive landscape, peer platform practices, and sector-specific opportunities and risks.
  • Contribute to firm-level strategy discussions, bringing an asset management perspective to investment decisions, capital allocation priorities, and growth planning.
