The Senior Property Transitions Specialist is a key role responsible for the smooth onboarding and offboarding of properties within the management portfolio. This involves supporting all phases of the transition process, from initial due diligence and operational planning to managing communications with stakeholders and conducting post-transition evaluations. The specialist will collaborate with property owners, internal departments, site teams, and external partners to ensure successful property integrations and dispositions with minimal disruption. The ideal candidate will be highly organized, possess strong project management skills, have extensive property management experience, and be dedicated to operational excellence.

Requirements

  • Bachelor’s degree in Business Administration, Real Estate, or related field, or equivalent experience.
  • Minimum of 5 years of experience in residential and/or commercial property management.
  • At least 2 years in a management or transition-focused role.
  • Must be able to travel throughout the Northeast and Mid-Atlantic regions up to 50% of the time.
  • Strong project management skills with a proven track record of successfully managing complex transitions.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
  • Proficiency in computers and community management software, including Microsoft Office, iLuvLeasing, On-Site, EliseAI, RentCafé, and Yardi.
  • Strong knowledge of fair housing regulations, leasing practices, building operations, maintenance, financial management, and budgeting.
  • Valid NYS real estate license or ability to obtain one within the first 120 days of employment.
  • Work authorization.

  • Affordable housing certifications are preferred (i.e. LIHTC, HCCP, COS, CPO, C3P, etc.).

Responsibilities

  • Support the development and implementation of detailed transition plans for properties entering or exiting the management portfolio, serving as a secondary point of contact for property owners, residents, and other stakeholders.
  • Coordinate with internal teams (leasing, maintenance, accounting) and external partners (owners, vendors) to ensure all transition aspects are covered and timelines are met.
  • Conduct thorough due diligence on properties to identify potential issues before transition.
  • Ensure accurate maintenance and transfer of all necessary documentation, contracts, and records, including preparing and presenting comprehensive transition reports.
  • Work with the senior manager on meetings and calls to discuss transition plans and progress, providing regular updates and addressing concerns.
  • Train and support property management staff on new properties to ensure they are equipped to manage operations.
  • Provide ongoing support and troubleshooting during the initial management phase of new properties.
  • Conduct post-transition reviews to evaluate success and identify areas for improvement.
  • Implement feedback and lessons learned to enhance future transition processes.
  • Identify and mitigate potential risks, ensuring compliance with relevant laws, regulations, and company policies.
  • Collaborate with the senior manager to identify areas for improvement and lead special projects and strategic initiatives.
  • Implement and support new software and technology to streamline due diligence, property management operations, and corporate efficiency.
  • Interface with software vendors to ensure best-in-class operations.
  • Be present on-site to address community matters, requiring exceptional communication skills with tenants, staff, vendors, and visitors.
  • Travel between the main office and site locations, including ascending and descending stairs, and be comfortable with varying environmental climates.
  • Perform duties outside normal responsibilities as needed.
