About The Position

WinnCompanies is seeking a Senior Property Manager II to oversee operations for up to 300 units across multiple properties in Wisconsin. This role involves managing daily operations, maintaining positive resident relations, achieving financial goals, ensuring regulatory compliance, and leading on-site staff. The Senior Property Manager II will act as the primary Property Manager for one of the sites, responsible for all aspects of its management.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience.
  • 5+ years of Low Income Housing Tax Credit and Project-Based Section 8 programs experience.
  • 3-5 years of supervisory experience.
  • Knowledge of property management.
  • Strong supervisory/managerial skills.
  • Knowledge of landlord/tenant laws.
  • A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Ability to travel up to 50% throughout the state of WI.
  • Excellent customer service skills.
  • Outstanding verbal and written communication skills.
  • Flexibility to adapt to various situations and business needs.
  • Ability to resolve complex issues.
  • Experience with varied computer systems, including web-based applications, Microsoft Office Suite, and property management software (Yardi, RealPage, etc.).
  • Flexibility to be on-call for after-hours emergencies.
  • A valid Driver’s License in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
  • CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations.

Responsibilities

  • Plan, control, and direct the daily operations of two to seven assets, potentially acting as the primary Property Manager for one site.
  • Maintain positive resident relations, meet financial objectives, and protect the value of the real estate.
  • Ensure compliance with all applicable regulatory standards and requirements.
  • Manage on-site staff, including Property Managers, directly or indirectly.
  • Prepare the property’s annual budget for approval by senior management.
  • Provide reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices in accordance with Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees according to local laws and Winn Rent Collection guidelines.
  • Collaborate with senior management to establish appropriate rent levels through staff management.
  • Review rent schedules and oversee the preparation and submittal of increases and renewals.
  • Lead the property team to maintain optimum occupancy levels.
  • Process timely and accurate move-ins, move-outs, recertifications, and renewals.
  • Approve rental applications adhering to property and agency standards.
  • Follow company marketing policies and reporting requirements.
  • Provide oversight of property tenant files, ensuring they are organized, complete, and accurate.
  • Ensure Property Software Data is accurate at all times.
  • Ensure site(s) maintain compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct the maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents, and injuries in accordance with company policy.
  • Resolve resident issues and conflicts timely and in accordance with site guidelines.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Utilize the company’s Professional Development Program (PDP) to develop, train, and engage site employees.
  • Conduct weekly staff meetings.
  • Understand, train, and embody Winn Guiding Principles.
  • Provide interface and information flow in all insurance and liability issues.
