About The Position

Pepper Construction is seeking an experienced Senior Project Manager to lead complex, high-value projects across its portfolio, including mission-critical facilities, large-scale commercial projects, and institutional builds. The position takes ownership of projects from early strategy through closeout, with responsibility for financial performance, team development, client partnerships, and operational excellence. Experience in highly technical or fast-paced environments is strongly preferred. The Senior Project Manager works with field supervision and project management to establish operational priorities and ensure safety and quality. The role oversees estimating, value engineering, budgeting, bidding, subcontractor and material buyout, project planning and scheduling, coordination, cost forecasting, and closeout. Projects may exceed $20 million to $50 million. The role also provides leadership and mentorship to project management staff, communicates with clients and stakeholders, and supports business development by pursuing work, participating in presentations and interviews, and negotiating new business.

Requirements

Bachelor of Science in Construction Engineering, Construction Management, Civil Engineering, or a related field.
At least 8 years of construction management experience across diverse markets.
High-level communication and interpersonal skills.

Responsibilities

Work with field supervision and project management to establish operational priorities and ensure safety and quality on every project.
Identify and exceed client needs to ensure customer satisfaction.
Estimate, value engineer, and develop project budgets.
Facilitate subcontractor bidding, including processing, distributing, and tracking project bidding documentation.
Use software programs and templates to process, distribute, and track project documentation.
Negotiate subcontractor and material buyout and develop and negotiate subcontracts.
Plan and schedule projects.
Manage work in progress, including subcontractor coordination, conflict resolution, and documentation.
Manage project costs by evaluating labor, materials, and equipment, and forecast and analyze construction costs, exposures, and profits through project completion.
Perform project closeout.
Manage projects exceeding $20 million to $50 million.
Build relationships, motivate others, provide clear direction, and foster cooperative teamwork.
Lead teams, promote collaboration, and communicate strategically with clients, stakeholders, and teams.
Mentor and develop project management staff and coach future leaders through training and guidance.
Interact with clients and prospective clients to identify and pursue potential work.
Prepare and participate in client presentations and project interviews.
Negotiate and secure new business.
