About The Position

Pepper Construction is seeking an experienced Senior Project Manager to lead complex, high-value projects across its portfolio, primarily industrial facilities, warehouses, and other large-scale commercial projects. The position owns projects from preconstruction through closeout, drives financial performance, builds high-performing teams, and delivers a strong client experience. The Senior Project Manager leads with accountability, proactively solves challenges, and works to achieve successful outcomes for clients and project teams. Requirements

Bachelor of Science in Construction Engineering, Construction Management, Civil Engineering, or a related field.
At least 8 years of construction management experience across diverse markets.
Strong communication and interpersonal skills.

Nice To Haves

Demonstrated experience managing industrial, warehouse/distribution, or similar commercial construction projects is strongly preferred.

Responsibilities

Work with field supervision and project management to establish operational priorities and ensure safety and quality on every project.
Identify and exceed client needs to ensure customer satisfaction.
Estimate, value engineer, and develop project budgets.
Facilitate subcontractor bidding, including processing, distributing, and tracking project bidding documentation.
Use software programs and templates to process, distribute, and track project documentation.
Negotiate subcontractor and material buyout and develop and negotiate subcontracts.
Plan and schedule projects.
Manage projects in progress, including subcontractor coordination, conflict resolution, and documentation.
Manage project costs by evaluating labor, material, and equipment; forecast and analyze construction costs, exposures, and profits through completion.
Perform project closeout.
Manage projects exceeding $20 million to $50 million.
Build relationships, motivate others, provide clear direction, and promote cooperative teamwork.
Lead teams, encourage collaboration, and provide clear direction.
Mentor and develop project management staff and foster high performance.
Communicate strategically with clients, stakeholders, and teams.
Coach future leaders through training and guidance.
Interact with clients and prospective clients to identify and pursue potential work.
Prepare and participate in client presentations and project interviews.
Negotiate and secure new business.
