About The Position

Full-time Senior Project Manager based in Fort Lauderdale, Florida. The purpose of this position is to lead large-scale tenant improvement and ground-up projects in all capacities for clients, with direct accountability for project delivery. Requirements

  • Strong organizational and time management skills with the ability to prioritize tasks.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office, Autodesk, and Bluebeam.
  • Ability to handle confidential information with discretion.
  • A proactive approach to problem-solving with strong decision-making skills.
  • Project management or related-field experience.
  • Experience with all phases of the development process.
  • Bachelor’s degree in architecture, engineering, construction management, or related field.

Nice To Haves

  • Master’s degree in architecture, engineering, construction management, or related field.
  • Project Management Professional (PMP) and LEED AP.
  • Fluency in the Spanish language.
  • 5+ years of relevant experience

Responsibilities

  • Due Diligence: This phase involves comprehensive planning and assessment to align with the owner's strategic goals. Activities include master and capital planning, reviewing lease requirements, confirming utility availability, and conducting thorough building and site investigations. Various surveys like asbestos, topographical, and environmental studies are managed to ensure all conditions and legal constraints are well-understood.
  • Programming: This phase defines the functional and spatial requirements of the project. It involves setting design and sustainability goals, managing budgets, and scheduling. The programming also includes obtaining preliminary sustainability certifications like LEED, WELL, and Green Globes, ensuring that the design meets both aesthetic and functional needs within the allocated resources.
  • Consultant Selection and Management: This phase where Requests for Proposals (RFPs) are prepared and issued for hiring various consultants and design professionals. This process includes interviewing, negotiating, and managing contracts, ensuring all selected consultants align with the project's requirements and standards.
  • Government Approvals: Managing the acquisition of necessary governmental approvals is crucial for compliance and project progression. This phase includes zoning, land use, and environmental resource management approvals, among others, facilitated by various design professionals and consultants.
  • Furniture, Fixtures, and Equipment (FF&E): The procurement and management of FF&E are divided among different parties to streamline the process of proposal requests, negotiations, and installations, ensuring everything is tailored to the project's specifications.
  • Contractor Selection: This phase involves selecting a general contractor through methodologies like Guaranteed Maximum Price (GMP) or Lump Sum contracts, followed by contract negotiation to secure favorable terms that support project goals.
  • Construction Management: Overseeing the construction phase includes administrating the construction process, managing schedules, processing RFIs, and ensuring quality control. This phase is pivotal in maintaining the timeline, budget, and standards of the construction.
  • Sustainability Management: This phase focuses on achieving sustainability certifications that have been set as objectives in the programming phase, ensuring the project adheres to environmental and energy efficiency standards.
  • Move Management: The project finalizes with move management, which coordinates the logistics of moving to the new facility, ensuring minimal disruption and efficient transition.
  • Closeout: The last phase involves finalizing all aspects of the project, including punch lists, training on new equipment, and preparing operational manuals. This phase ensures that the owner is well-equipped to take over the facility with all necessary documentation and training.
