About The Position

Sharpe Project Developments is seeking a full-time Senior Project Manager based in Fort Lauderdale, Florida. The purpose of this position is to lead large-scale tenant improvement and ground-up projects in all capacities for clients, with direct accountability for project delivery. Founded in 1990, Sharpe Project Developments is a full-service Owner Representative based in South Florida. Requirements

  • Strong organizational and time management skills with the ability to prioritize tasks.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office, Autodesk, and Bluebeam.
  • Ability to handle confidential information with discretion.
  • A proactive approach to problem-solving with strong decision-making skills.
  • Project management or related-field experience.
  • Experience with all phases of the development process.
  • Bachelor’s degree in architecture, engineering, construction management, or related field.

Nice To Haves

  • Master’s degree in architecture, engineering, construction management, or related field.
  • Project Management Professional (PMP) and LEED AP.
  • Fluency in the Spanish language.
  • 5+ years of relevant experience.

Responsibilities

  • Manage all phases of the development process, including Due Diligence, Programming, Consultant Selection and Management, Government Approvals, Utility Coordination, Access Agreements, FF&E procurement, Contractor Selection, Construction Management, Sustainability Management, Move Management, and Closeout.
  • Lead large-scale tenant improvement and ground-up projects in all capacities for clients, with direct accountability for project delivery.
  • Conduct comprehensive planning and assessment for due diligence, including master and capital planning, lease requirements review, utility confirmation, and building/site investigations.
  • Define functional and spatial requirements during the programming phase, setting design and sustainability goals, managing budgets, and scheduling.
  • Prepare and issue Requests for Proposals (RFPs) for hiring consultants and design professionals, including interviewing, negotiating, and managing contracts.
  • Manage the acquisition of necessary governmental approvals, including site plan, plat, zoning, land use, water and sewer agreements, environmental resource management, and permits.
  • Oversee the procurement and management of Furniture, Fixtures, and Equipment (FF&E).
  • Select and negotiate contracts with General Contractors using methodologies like Guaranteed Maximum Price (GMP) or Lump Sum.
  • Administer the construction process, manage schedules, process RFIs, and ensure quality control.
  • Manage sustainability certifications such as LEED, WELL, and Green Globes.
  • Coordinate move management for transitions to new facilities.
  • Finalize all project aspects during closeout, including punch lists, equipment training, operations manuals, and warranties.
