About The Position

The Senior Project Manager will be responsible for overseeing construction projects from inception to completion. This role involves reviewing contracts, managing site progress, coordinating with design professionals, implementing quality plans, and ensuring efficient project execution in accordance with company policies. The position requires strong leadership, communication, and organizational skills, with a focus on project cost control, team management, and stakeholder relations.

Requirements

  • Bachelor's degree in construction management, business, or a related field strongly preferred.
  • Five or more years of experience in multifamily construction project management strongly preferred.
  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
  • Ability to work independently with minimal supervision.
  • Ability to lead and manage a team of Associates.
  • Exceptional data entry, communication, and organization skills.
  • Proficient in Word, Excel, Outlook, Project, Adobe, project management and construction software platforms.
  • General knowledge of the real estate and development industry.
  • Ability to have flexibility with working schedule based on business and deadline needs.
  • Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5.
  • Consistent, regular and in person attendance during regular working hours at the workplace is required.

Responsibilities

  • Review and maintain knowledge of all contracts and general conditions for assigned projects.
  • Inspect and evaluate construction site progress regularly.
  • Coordinate with development to design sites in a cost-effective manner.
  • Coordinate with architects and other professionals on preliminary and working drawing design.
  • Initiate and maintain all required project schedules.
  • Implement and administer Alliance’s Quality Plan.
  • Implement administrative procedures for the project that satisfy contract requirements.
  • Examine construction documents for appropriate details, completeness, design deficiencies, code violations, and constructability.
  • Create an Internal Progress Report (IPR) on a monthly basis.
  • Establish and maintain professional relations with the Development Team and Architects.
  • Accountability for project cost control and site staffing.
  • Provide notices as required by subcontract agreements.
  • Coordinate and direct estimating, purchasing, engineering, accounting, and construction functions.
  • Attend regularly scheduled meetings (Staff, OAC, Subcontractor, safety, office personnel).
  • Verify subcontract agreements and insurance requirements are satisfied before subcontractor mobilization.
  • Make recommendations and modifications regarding office and site performances and business needs.
  • Perform any other tasks assigned or directed.
