About The Position

Reporting to the Director of Technical Services and Innovation, the Senior Project Manager is responsible for the professional management and successful completion of assigned capital expenditure projects for Centurion Property Associates in accordance with pre-established budgets and timelines. The Senior Project Manager is accountable for the administration of all related resources, contracts, tools and supplies to ensure Centurion Asset Management Inc. | Centurion Property Associates Inc. real property assets are effectively and efficiently maintained to established standards.

Requirements

  • A passion for excellence in customer service delivery;
  • Post-secondary degree in construction management, project management, engineering, facility management, quantity surveying or related field;
  • Minimum 3-5 years’ experience in project/facilities/construction management;
  • Multi-residential operations or project management experience with a national portfolio would be an asset;
  • Exceptional written and oral communication skills;
  • Excellent organizational skills with a strong ability to multi-tasks;
  • Strong interpersonal skills;
  • Strong command of MS Office products: Word, Excel, PowerPoint;
  • Detail-oriented; able to resolve problems using facts, sound reasoning and common sense;
  • Forward thinking with an ability to develop creative strategic solutions to issues;
  • Strong follow-up skills with the ability to effectively resolve difficult issues in a timely manner;

Nice To Haves

  • Experience with Yardi property management systems and Smartsheet is considered an asset.

Responsibilities

  • Develop and foster positive relationships with internal and external stakeholders. Assist the Director of Technical Services and Innovation, and Property Managers with proactive timely resolution of contractor, vendor, and consultant performance issues related to routine maintenance and capital/construction projects.
  • Assist Property Managers in defining and setting performance and quality targets for site maintenance. Ensure that the safety standards and policies established by Centurion are met at all times.
  • Complete regular site inspections of properties including plant operations to identify trends and opportunities and report any concerns or deficiencies promptly to the Director of Technical Services and Innovation. Assist Property Managers with the preparation of operating budgets including the provision of preventative maintenance contract schedules.
  • Assist with any Asset Management analysis and reporting as required. Ensure prompt investigation and follow up of all Contractor related issues. Provide regular feedback to all related Contractors and Vendors. Review and approve all related Contractor invoicing. Complete any other reporting consistent with requirements of the property management contract. Identify site intensification opportunities through cost-value analysis and zoning reviews. Complete other duties as assigned.
  • Assist Property Managers with the preparation of capital budgets. Confirm that all work is completed in accordance with approved drawings, specifications and estimates. Ensure timely completion of capital/construction projects and ensure maintenance of accurate and current project files. Coordinate all project activities to ensure limited impact to the quiet enjoyment of Residents in accordance with the Residential Tenancy Act. Organize, attend, and lead regularly scheduled trade meetings. Liaise with Consultants as required for major capital projects including development of project specifications, project management, quality control, site safety and Contractor performance. Undertake additional projects for emergencies, refinancing and above guideline increases as required.
  • Identify opportunities for utility savings and improved efficiency, incorporate into capital planning and implement as required to improve performance.
  • Ensure ongoing compliance with current codes, technical safety standards and legislation. Assist with effective and prompt resolution of municipal and provincial work orders. In cooperation with insurance entities, assist with the completion of quarterly or annual risk assessments, incorporate into capital or operations planning and implement as required to mitigate risk.
