Senior Project Manager (SPM) provides team leadership to oversee the total construction efforts; providing administrative and technical direction to ensure each project is constructed in accordance with design, budget, schedule, and specifications. Primary responsibilities include total responsibility for a project, from soliciting, developing, and evaluating big packages, thru subcontract award, construction and close out. The SPM is also responsible for managing all aspects of value engineering and preconstruction activities, as well as overseeing a team and executing all aspects of a successful construction project and close outs. PMs are experienced, reliable, and professional leaders who have differentiated themselves by consistently demonstrating their ability to direct successful outcomes on challenging projects.

Requirements

  • Ten (10) to twelve (12) years’ experience in commercial construction or qualified experience including minimum 12 months experience in a Project Manager II or equivalent level role.
  • Demonstrated action toward mastery of skills required to manage business process business development, and strategic goals.
  • 30 Hour OSHA certification
  • Procore software certification
  • Recommendations from two (2) members of SSC operations team, Sr. PM or higher, independent operations management, quality management, and communication skills.
  • Understanding of CM applications including but not limited to Procore, Vista, Bluebeam, and Microsoft Applications.
  • General understanding of CM theories – company mission, vision, and goals; identity, branding, business development.

Nice To Haves

  • Required to obtain one of the following additional certifications: (1) LEED, (2) Pull Scheduling, (3) Construction Finance, or (4) SSC Field Leadership Training; or CM related, approved certification program.
  • Eager to engage in personal and team career development with an active interest in mentoring others.

Responsibilities

  • Provides team leadership to oversee the total construction efforts.

  • Managing all aspects of value engineering and preconstruction activities.
  • Overseeing a team and executing all aspects of a successful construction project and close outs.
  • Demonstrates advanced leadership skills by interfacing with client representatives, A/E contacts, union officials, etc., while also planning and coordinating company personnel.
  • Demonstrates advanced leadership skills by encouraging the development of dynamic company spirit, exemplifying fairness, creativity, integrity, and healthy aggression.
  • Overseeing total construction effort to ensure project is constructed in accordance with design, budget, and schedule by establishing a results-orientation mindset.
  • Developing plans to identify risk management issues such as poor documents or subcontractor financial stability.
  • Utilizing advanced decision-making skills in developing win-win solutions, providing guidance and direction, and approving subcontractor selections.
  • Guiding teams towards their professional development while maintain through communications, delegation of responsibility, and delegation of authority.
  • Taking on unforeseen conditions, design document coordination conflicts, subcontractor coordination, and taking on additional assignments required by operating need.
  • Reporting cost projections, allowance tracking, contingency management and overall project profit.
