Overall management of construction project resulting in successful project completion. This role involves managing multiple or large, complex projects, estimating and establishing budgets and contract price (GMP/Lump Sum), and negotiating cost-effective subcontract and material purchases. The Senior Project Manager will set up and implement job procedures and techniques to assure timely buyout, shop drawing approval, and material delivery, while keeping the project on schedule. A key aspect of this role is developing and maintaining good relationships with the Owner, Architect, and Subcontractors. The position also requires working with the Superintendent to develop safety plans and implement safety procedures, maintaining timely and accurate reporting to management, and managing, training, and supervising the project team according to Company policy. Regular meetings for management and subcontractors will be organized, and contract conditions will be reviewed to ensure compliance with all terms. The role includes supervising documentation of significant project events, directing preconstruction services and activities, negotiating and issuing subcontract bid packages, and assisting with business development and job interviews. Maintaining quality control, supporting estimating staff, and avoiding or mitigating claims and conflict are also essential. Finally, the Senior Project Manager will complete all job close-out procedures and conduct warranty follow-up (1-year warranty walks), aiming to complete projects with a full or enhanced fee, and perform other responsibilities as assigned.
