About The Position

The Senior Project Manager is responsible for the administration and execution of assigned projects in a safe, profitable, and timely manner. This role often involves managing multiple projects and/or projects with larger contract amounts and/or complexity, ensuring work is performed consistently with standards of quality and integrity. The position requires establishing and maintaining professional working relationships with owners, architects, engineers, subcontractors, and suppliers. Participation in business development, estimating, bidding, and contract negotiation phases of assigned projects is also expected. This role has two "steps" (I, II) indicating a progression of skill and experience. Step I typically manages projects of $100 - $400 million with 10-15 years of experience, while Step II manages complex projects or multiple projects totaling $400 - $900 million with a minimum of 15 years of experience.

Requirements

  • Experience in Pre-Con managing construction projects.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.
  • Four year construction related degree or equivalent combinations of technical training and/or related experience.
  • Proficient use of all Microsoft Office Suite programs.
  • Ability to wear personal protective equipment (steel toed shoes, gloves, safety glasses, hearing protection, hardhat, vest, etc.).
  • Must be able to comply with all safety standards and procedures.

Nice To Haves

  • Experience in power plant builds, heavy industrial, and renewable energy plants.

Responsibilities

  • Champions the orderly, timely transition of projects from the estimating phase to the field, including contract review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
  • Completes close out requirements and punch lists in a timely manner and handles warranty callbacks quickly to maintain owner/client relationships.
  • Coordinates with the Project Superintendent on the means and methods required for successful and profitable execution of the work, reviewing and monitoring manpower, equipment, and material resources.
  • Establishes and maintains professional working relationships with owners, architects, engineers, and subcontractors.
  • Has overall responsibility for project success, including safety, schedule, profitability, quality, and customer satisfaction, as well as personnel decisions impacting the project.
  • Manages all billings to ensure timely submission of payment applications and collection of payments.
  • Manages the development of the overall CPM schedule with the Project Superintendent(s) and assures all procurement is fully coordinated with the Project Engineer(s), ensuring the project team utilizes the Last Planner System (LPS) for schedule management.
  • Participates in the preparation and review of estimates, focusing on cost control system adherence, equipment requirements and utilization, constructability, formwork, materials, manpower, general conditions, schedule, and insurance.
  • Participates in the business development process, including client contact, relationships, proposals, presentations, and negotiations for selected projects.
  • Prepares the Monthly Progress Report in coordination with the Superintendent(s) by the 6th of every month, using available reports to manage costs and prepare accurate cost projections.
  • Responsible for the timely review of purchase orders and subcontracts prepared by the estimating department.
  • Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, and insurance, including providing written notifications to document impacts.
  • Reviews and executes all change orders, supplements, and cost control budget adjustments.
  • Verifies agreements are executed with insurance in place prior to any subcontractor starting work onsite.
