About The Position

Avsar Construction Development, Inc. is seeking an experienced Senior Project Manager I to oversee and manage multiple construction projects. This includes resolving complex construction-related issues, disputes, and disagreements, as well as ensuring projects meet performance, schedule, and budgetary objectives. The role also involves coordination with various organizational branches and departments to achieve seamless project execution.

Requirements

  • Option 1: 20+ years of professional project or construction management experience.
  • Option 1: At least 10 years managing major construction programs with individual project values exceeding $50 million.
  • Option 1: Minimum 5 years of experience delivering educational facilities, public works, or large commercial construction projects.
  • Option 1: Bachelor's degree in Architecture, Engineering, Construction Management, or a related field.
  • Option 1: A Certified Construction Manager (CCM) credential may substitute for the degree requirement.
  • Option 2: 25+ years of professional project or construction management experience.
  • Option 2: At least 20 years managing major construction programs with project values exceeding $50 million.
  • Option 2: Minimum 5 years of experience delivering educational facilities, public works, or large commercial construction projects.

Nice To Haves

  • Bachelor Degree and CCM certification are preferred but not required (for Option 2).
  • Strong leadership and team management skills.
  • Extensive knowledge of public works construction management.
  • Expertise in scheduling, budgeting, contract administration, and cost control.
  • Strong negotiation and dispute resolution abilities.
  • Excellent communication and stakeholder management skills.
  • Proficiency with Primavera P6, Microsoft Project, Bluebeam, Procore, and Microsoft Office.

Responsibilities

  • Lead multiple construction projects throughout planning, design, procurement, construction, and closeout.
  • Supervise and mentor Owner Authorized Representatives (OARs) assigned to projects.
  • Monitor project schedules, budgets, risks, and overall performance.
  • Review contractor change orders and evaluate cost and schedule impacts.
  • Assist with procurement strategies, bid evaluations, and contract planning.
  • Review contractor payment applications and oversee project financial management.
  • Monitor cost control, scheduling, contract administration, quality assurance, and project reporting.
  • Coordinate with architects, engineers, consultants, contractors, regulatory agencies, and project stakeholders.
  • Resolve construction issues, disputes, and contract-related challenges.
  • Review consultant agreements and monitor consultant performance.
  • Recommend improvements to project delivery processes and internal procedures.
  • Prepare executive-level reports on project status, budgets, schedules, and risks.
  • Perform other construction management responsibilities as assigned.
