About The Position

The Senior Project Manager position works onsite a minimum of two days a week in-person or as needed by the client, meeting with stakeholders, generating Scope of Work (SOW), bidding work, and coordinates all aspects of performing Facilities' projects such as complex mechanical systems, utilities, and other building system work associated with existing facilities. Must be available to be on the premises periodically interacting with the university stakeholders. Must have experience managing multiple projects having construction values over $5M. The position is hybrid (remote & onsite) as needed in Los Angeles, CA.

Requirements

  • 20 years of full-time paid professional project/construction management, contractor, or subcontractor experience.
  • 5 years of experience working or managing large utilities, HVAC systems, electrical work.
  • Graduation from a recognized college or university with a bachelor’s degree in Architecture, Engineering, Construction Management or closely related field.
  • Must live in a commutable distance from the university campus.

Nice To Haves

  • Educational facility construction, public works, or large commercial projects is a plus (may include projects outside of California)
  • Design/Build experience a plus.
  • Experience utilizing Building Information Modeling (BIM)
  • Experience in Leadership in Energy and Environmental Design (LEED) certified projects is a plus.
  • Experience with the local city building & safety jurisdictions related to permitting and inspections.
  • A valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer by the California State Board for Professional Engineers and Land Surveyors or a CCM (by CMCI)
  • Possession of a valid and current California driver's license.

Responsibilities

  • Participate in project risk assessments and discussions to identify impacts on the university and on project budget and schedule.
  • Resolves complex construction project related issues, disputes, and disagreements.
  • Develops, assigns, and monitors performance of construction projects.
  • Reviews status and overall construction project progress relative to submitted construction schedules.
  • Reviews change orders from all construction projects and assesses their impact on the university.
  • Assists university's Facility Director and other Facilities management staff with bid and contract planning.
  • Assesses bid specifications for university need and probability of completion under stated timeline.
  • Reviews status and monitors variances of the construction project database relative to scheduling and cost control reporting
  • Reviews and verifies submitted applications for payment and performs overall fiscal management of multiple construction projects.
  • Provides functional direction over areas of responsibility including construction project schedules, cost control, dispute resolution, contract administration, and quality control.
  • Reviews and monitors overall administration of contracts for the architect and related consultants.
  • Coordinates program activities with other university organizational branches and departments such as Maintenance and Operations, and local Authorities Having Jurisdiction (AHJs)
  • Reviews and takes recommended actions in resolving disputes relative to construction projects.
  • Develops and recommends internal policies.
