About The Position

AEI Consultants is seeking a Senior Project Manager to join their expanding Building Assessment division. The primary focus of this role is leading and managing Capital Planning and Equity Assessment projects, providing clients with critical data and long-term capital expenditure strategies for informed investment and asset management decisions. This position may involve regional, national, and international travel. Secondary responsibilities include performing Property Condition Assessments (PCAs) on existing commercial properties, monitoring new construction and renovation projects, and supporting energy and ADA audit initiatives. The Senior Project Manager will evaluate the physical condition and long-term capital needs of diverse commercial property types, including government, educational, multi-family residential, office, hospitality, retail, industrial, religious, recreational, medical, assisted living facilities, manufactured housing, and marinas. A core focus is developing actionable capital expenditure forecasts and reserve planning recommendations. The role requires a thorough understanding of building and site systems performance, technical writing proficiency, skilled field photography, and a solid command of cost estimating principles. Within Construction Consulting Services, the Senior Project Manager will assist clients in identifying construction risks and keep them informed about project construction status, working on various commercial projects such as residential, office, hospitality, retail, and distribution/warehousing.

Requirements

  • 5+ years of previous professional experience performing Property Condition Assessments (PCAs)
  • Advanced writing and communication skills
  • Personable and able to communicate with people at all levels
  • Willingness to travel if necessary
  • Self-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff
  • Ability to occasionally climb ladders to access two and three story, low-slope roofs
  • Proficiency with Word, Excel and Outlook
  • Bachelor’s degree in architecture, engineering or construction management required

Nice To Haves

  • Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments a plus
  • Certification as a Professional Engineer (PE) or Registered Architect (RA) preferred

Responsibilities

  • Leading and managing Capital Planning and Equity Assessment projects.
  • Providing clients with critical data and long-term capital expenditure strategies.
  • Performing Property Condition Assessments (PCAs) on existing commercial properties.
  • Monitoring new construction and renovation projects.
  • Supporting energy and ADA audit initiatives.
  • Evaluating the physical condition and long-term capital needs of diverse commercial property types.
  • Developing actionable capital expenditure forecasts and reserve planning recommendations.
  • Identifying deficiencies, assessing remaining useful life, and prioritizing capital improvements.
  • Communicating findings and capital planning recommendations clearly.
  • Documenting existing conditions through skilled field photography.
  • Producing reliable budget projections using cost estimating principles.
  • Assisting clients in identifying construction risks.
  • Keeping clients informed about a project’s construction status.
  • Making forensic assessment of major building systems and distressed conditions.
  • Taking photos of site and building system conditions.
  • Inventorying in the field building systems and components utilizing field capturing software.
  • Conducting basic interviews and research covering property maintenance history.
  • Making recommendations for maintenance and probable costs for building systems using our cost and recommendation libraries.
  • Writing clear and concise condition and status reports using our in-house report templates.
  • Conducting public records research regarding building, zoning, and fire code violations.
  • Conducting periodic site visits to monitor construction, review contractors’ requisitions for payment, and recommend the release of construction funds.
  • Observing general compliance of as-built conditions with the contract drawings and specifications.
  • Reviewing construction schedules, trade payment breakdowns, job cost reports, and payment requisitions.
  • Managing multiple projects.
  • Working as a team member, utilizing the experience and knowledge of senior authors who will review your reports before delivery to our clients.
