Requirements

  • Four-year construction-related degree or equivalent combinations of technical training and/or related experience.
  • Experience in Pre-Con managing construction projects.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.
  • Proficient use of all Microsoft Office Suite programs.
  • Step I: Typically 10 - 15 years of experience managing projects of $51 - $100 million in size.
  • Step II: Typically a minimum of 15 years of experience managing large, complex projects or multiple projects totaling $101 - $199 million.

Nice To Haves

  • Experience managing water/wastewater projects highly preferred.
  • Experience managing large industrial projects including self-perform work highly preferred.

Responsibilities

  • Responsible for the administration and execution of assigned projects in a safe, profitable, and timely manner, often managing multiple projects or projects of larger contract amounts and/or complexity.
  • Manages work in a manner consistent with standards of quality and integrity.
  • Establishes and maintains professional working relationships with owners, architects, engineers, subcontractors, and suppliers.
  • Participates as requested in business development, estimating, bidding, and contract negotiation phases of assigned projects.
  • Has overall responsibility for project success, including safety, schedule, profitability, quality, and customer satisfaction, as well as personnel decisions impacting the project.
  • Participates in the business development process, including client contact, relationship building, proposals, presentations, and negotiations for selected projects.
  • Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc., including providing written notifications when necessary to document impacts.
  • Participates in the preparation and review of estimates, focusing on cost control, equipment requirements, constructability, formwork, materials, manpower, general conditions, schedule, and insurance.
  • Champions the orderly, timely transition of projects from the estimating phase to the field, including contract review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
  • Coordinates with the Project Superintendent on means and methods for successful and profitable project execution, reviewing and monitoring manpower, equipment, and material resources.
  • Manages the development of the overall CPM schedule with Project Superintendent(s) and ensures procurement is coordinated with Project Engineer(s), ensuring the project team utilizes the Last Planner System (LPS) for scheduling.
  • Prepares the Monthly Progress Report in coordination with the Superintendent(s) by the 6th of every month, using available reports to manage costs and prepare accurate cost projections.
  • Reviews and executes all change orders, supplements, and cost control budget adjustments.
  • Manages all billings to ensure timely submission of payment applications and collection of payments from the owner monthly, maintaining a positive cash flow and managing the overall payment process with subcontractors through Textura.
  • Responsible for the timely review of purchase orders and subcontracts prepared by the estimating department.
  • Verifies agreements are executed with insurance in place prior to any subcontractor starting work onsite.
  • Completes close-out requirements and punch lists in a timely manner, handling warranty callbacks quickly to maintain owner/client relationships.
