About The Position

We are seeking a Senior Project Controls Specialist to join our team in Raleigh, NC. Your role will involve supporting the preparation of early-stage budgets and detailed cost estimates, documenting cost assumptions, risk allowances, market conditions, and scope clarifications. You will maintain all baseline budget information in project control systems and prepare detailed monthly cost reports, including commitments, actuals, and accruals. This role requires performing monthly cost reviews with project teams, documenting variance explanations, and preparing cashflow forecasts while tracking financial performance against baseline budgets. You will also process change requests, validate their budget, scope, and risk impact, and ensure approved changes are reflected in cost reports and project systems. Maintaining complete, audit-ready change documentation and logs is crucial. Additionally, you will validate purchase requisitions for correct budgets, cost codes, and documentation, and support bid leveling, contract compliance checks, and invoice/application verification. Working with project teams to resolve discrepancies, payment issues, and vendor queries, as well as identifying financial risks and supporting the project team with mitigation strategies, are key responsibilities. Monitoring schedule impacts on budget and cashflow forecasts and ensuring reporting reflects accurate sequencing of work and phase progression are also part of the role. You will prepare final accounts, validate alignment with purchase orders and invoices, and ensure all costs are captured. Supporting project financial closeout and ensuring all documentation is complete and archived, along with contributing benchmark data for future projects, are expected. Finally, you will ensure updates to project management and reporting tools are accurate and timely, and provide inputs for month-end, quarter-end, and finance reporting cycles. You will also be responsible for assuring time schedule quality, tracking actual progress vs baseline within the time schedule, and conducting root cause analysis of delays and proposing mitigation strategies. Maintaining high standards of data quality, file management, and audit compliance is essential. The role may also include other duties as assigned by the supervisor.

Requirements

  • 6–10+ years of experience in cost control or project controls roles.
  • Strong knowledge of cost reporting, forecasting, budgeting, and project accounting.
  • Proficiency with cost management systems, financial tools, and Excel.
  • Experience supporting procurement, PR/PO processes, contract reviews, and invoice validation.
  • Ability to analyze variances, assess risks, and communicate findings clearly.
  • Effective interpersonal skills.
  • Strong oral and written communication skills.
  • Capable of positive representation of the company to the customer.

Nice To Haves

  • Professional certification (RICS, AACE, or equivalent) or working toward accreditation.
  • Exposure to real estate, construction, engineering, or capital project environments.
  • Experience with analytics, dashboards, or automation tools for project financials.
