About The Position
The Senior Preconstruction Manager will work with the Project Executives and Estimators to develop detailed preconstruction plans to ensure proper execution of upcoming work. The Senior Preconstruction Manager will develop procedural guidelines for operation on Callahan job sites and will aid in the implementation of and training on these procedures. As a resource to the field staff, the Senior Preconstruction Manager will visit job sites and act as a mentor to Assistant Superintendents and Area Superintendents.
Requirements
- Bachelor’s Degree in Engineering or Construction Management preferred
- 10 to 15 years of Construction Management experience
- Bluebeam, Microsoft Excel, Microsoft Project and P6
- Capable of managing multiple projects at a time
- Strong communication skills with both internal stakeholders and external stakeholders
- Excellent presentation and command skills
- Ability to read and understand construction drawings, specifications, submitt
- Strong organizational skills
- Strong time management and multi-tasking skills
- Exceptional interpersonal communication, presentation, and documentation skills
- Must be able to comprehend and communicate information that is technical in nature
- Subcontractor and vendor management experience
- Effective analytical and problem-solving skills
Responsibilities
- Preconstruction development of schedule and logistics plan
- Assists in the estimating and buyout process
- Development of field procedures
- Training field staff on procedures
- Assist the General Superintendent and Director of Field Operations in monitoring projects
- Mentoring and developing field staff for future growth within Callahan
- Manages Preconstruction Coordinator, Assistant Estimator, Preconstruction Engineer, Estimator, and Senior Estimator roles
- Actively monitors all team projects and resources
- Establishes and conducts checks of in process estimations
- Identifies key scopes and qualifications for Estimator to include
- Responsible for building specific qualifications and coordinating with Project Executives and Field Operations
- Communicating and coordinating with internal departments and external customers
- Manages subcontractor relationships and monitors market conditions
- Performs buyout for projects in conjunction with Project Manager
- Coordination with Callahan Academy – internal training and learning program
- Responsible for the entire estimate and ensuring subcontractors are adequately scoped
- Schematic and Conceptual Estimates
- Responsible for building specific qualifications and coordinates with Project Executives and Site Divisions 1 & 2
- Responsible for reconciliation sheets
- Coordinates with other departments to provide a complete package to the Owner
- Sitework Estimates, GCs/GRs, Marketing and RFPs as needed
- Responsible for communication to client
- Attends and participates in all preconstruction meetings and monitors meeting minutes to ensure accuracy
- Owns all tasks “between the bids,” such as value management, systems studies (gas vs electric, PHIUS, etc.), and progress plan review
- Identifies comparable estimates to analyze costs/metrics and determine if something is misaligned and understands reasoning behind misalignment
- Performs buyout for projects in conjunction with the Project Manager
