About The Position

The Senior Pre-Construction Manager will be responsible for assisting with plans and designs during the pre-development stage of multiple projects. This role serves as the project-level point of contact for concept design and design development, setting project budgets from conceptual estimates and issuing building component budget targets to the design team. The manager will lead the design team to meet target budgets through schematic design, pricing design decisions as they are made, and intervening when budgets are at risk. This position also involves leading value engineering, coordinating and reviewing pre-construction documents for consistency and quality control, and leading design reviews for cost and constructability. The role requires innovation, identifying design inefficiencies, spotting inconsistencies, reviewing structural details, and problem-solving. The Senior Pre-Construction Manager will also be responsible for verifying coordination between design team members and working cooperatively with various consultants throughout the design phase. Attendance at weekly and monthly design meetings and assisting with the early pricing process with internal construction teams, potential general contractors, subcontractors, and vendors are also key responsibilities. The manager will review budgets with the Sr. Vice President of Pre-Construction and create and maintain a pre-construction schedule. Additionally, this role involves assisting the developer in procuring and reviewing geotechnical and environmental site assessments and working closely with Construction Operations in early design phases. The estimating responsibilities include assisting with other estimating tasks, creating accurate conceptual and schematic pricing, providing quantity takeoffs, and communicating issues discovered during pricing to the team and architects. The role acts as lead for estimating for the in-house general contractor and third-party projects.

Requirements

  • Bachelor's degree required with a focus in Architecture or Construction
  • Minimum of 7–10 years of relevant experience required in multifamily construction and pre-construction management
  • Must have experience with design and architectural services
  • Strong working knowledge of building codes
  • Understand construction methods for estimating
  • Able to judge the cost impact of design decisions before they are priced
  • Excellent oral and written communication skills
  • Detail-oriented and a good problem solver
  • Proven track record in meeting deadlines and budgets
  • Ability to provide strong leadership to team members, consultants, contractors, customers, and other internal or external entities.
  • Effective organizational skills – project management
  • Must be persistent, collaborative, and a self-starter with a focus on doing things right
  • Strong proficiency with Microsoft Office including Excel, Word, and Outlook
  • Proficiency with Bluebeam Revu, including Studio sessions
  • Must have reliable transportation
  • Ability to travel to field locations and stay overnight, if required

Responsibilities

  • Assist with plans and designs during the pre-development stage of multiple projects
  • Be the project-level point of contact for concept design and design development
  • Set the project budget from the conceptual estimate and issue building component budget targets to the design team at kickoff
  • Manage the design team to the target budget through the end of schematic design. Price design decisions as they are made and intervene when one puts the budget at risk
  • Lead value engineering when the design exceeds budget and confirm accepted items are carried into the drawings
  • Coordinate all pre-construction documents
  • Review and evaluate all pre-construction documents for consistency and quality control
  • Lead design review during concept and schematic design for cost and constructability: Review building systems, Identify design in-efficiencies, Review drawings and spot inconsistencies, Review structural details and assist with problem solving
  • Run the milestone design review as a Bluebeam Studio session and track comments
  • Be a leader in product innovation, bringing ideas to the team and across business units as applicable.
  • Review plans, red-line, document issues and report back to development and construction leaders.
  • Verify coordination has been done between all design team members
  • Responsible for working cooperatively with the Crescent Sr. Vice President of Pre-Construction, architects, MEP engineers, structural engineers, sound consultants, waterproofing consultants, and ADA consultants throughout the design phase of the project.
  • Attend weekly and monthly design meetings for all projects as needed
  • Responsible for helping to manage the early pricing process with in-house construction, potential general contractors, subcontractors, and vendors as needed.
  • Review budgets with the Sr. Vice President of Pre-Construction prior to sharing with the development team.
  • Create and maintain a pre-construction schedule, tracking and maintaining dates to ensure the project timeline is met
  • Assist developer in the procurement and review of geotechnical and environmental site assessments.
  • Work closely with Construction Operations in early phases of design.
  • Assist with other estimating when needed
  • Create accurate conceptual pricing and schematic pricing from historical data, market pricing, and third-party advice.
  • Provide quantity takeoffs for pricing
  • Communicate issues discovered while pricing projects with the Crescent team and architects
  • Act as lead for estimating for in-house general contractor and third-party project
