About The Position

The Senior Portfolio Accountant is responsible for ensuring accurate financial records and compliance with GAAP for a real estate portfolio. This role involves coordinating with internal and external stakeholders to maintain proper accounting practices, overseeing month-end close procedures, performing account reconciliations, and analyzing financial activity. The position supports acquisition and disposition processes, assists with lease revenue recognition, and contributes to SEC reporting requirements. Additionally, the Senior Portfolio Accountant collaborates with third-party accounting personnel, improves accounting processes, and mentors team members to enhance overall efficiency and service excellence within the asset management team.

Requirements

  • Bachelor’s degree in Accounting.
  • 3-5 years accounting experience.
  • Proficient in MS Excel, Word, and Outlook.

Responsibilities

  • Coordinate with internal asset managers and external property managers to ensure appropriate accounting books and records are maintained.
  • Assist in the month-end close process, including preparing and/or reviewing general ledger journal entries, recording fixed assets and posting depreciation expense, reviewing tenants’ outstanding balances, and analyzing and recording bad debt entries.
  • Supervise the addition and maintenance of vendor records within the vendor master file
  • Review and maintain financial records and sub-ledgers to ensure compliance with GAAP.
  • Review tenant leases to determine appropriate revenue recognition treatment and prepare relevant straight-line rent schedules.
  • Perform monthly general ledger account reconciliations.
  • Analyze accounts for unusual or unexpected activity, resolving irregularities.
  • Perform income statement variance analytics comparing current period results to prior periods.
  • Assist in the recording of acquisitions, including coordinating with third-party consultants engaged to perform the purchase price allocation (PPA), recording the initial acquisition entries, and managing the post-transaction settle-up process.
  • Assist in the recording of dispositions, including in the post-transaction settle-up process.
  • Support the Asset Management team as needed, including, but not limited to, providing analysis of potential new leases or lease modifications as requested.
  • Assist with the portfolio consolidation and intercompany eliminations.
  • Assist with quarterly and annual SEC financial reporting.
  • Assist with pulling samples and other requests for the external and internal auditors.
  • Collaborate with third-party accounting personnel to ensure tasks are completed timely.
  • Demonstrate a commitment to enhancing customer service (developing and maintaining the relationship between Portfolio Accounting and other internal departments).
  • Streamline and improve the month-end close process by contributing to the development, implementation, and enhancement of accounting procedures.
  • Train and mentor of fellow team members.
