About The Position

Conrac Solutions seeks a Senior Operations Specialist with experience in Operations Management in Commercial Buildings to support our consolidated rental car facilities at the Greenville-Spartanburg Airport. We are looking for a tactical operations leader to guide day-to-day operations. This role is ideal for someone with hands-on experience managing facilities, including but not limited to services such as fueling systems, HVAC, network and communication systems, and electrical. The position is also the Site Lead who will ensure contractors and site teams meet the department standards. The Site Lead must be comfortable with leading compliant onsite operations across multiple sites serving as the main point of contact for the location. The Site Lead must be onsite during normal business hours, Monday-Friday 8:00 am to 5:00 pm. This role also supervises the overall success of the site assigned. This can include activation support, local assistance with onboarding team members, and high-level coordination with local clients and nationwide support. About Us: Conrac Solutions strategically partners with industry to manage consolidated rental car facilities at airports across the country. Our buildings house the sophisticated rental car companies’ operations and include but are not limited to car washes, fueling stations, garbage services, water reclaim systems, etc.

Requirements

Minimum 4 years of related industry experience.
Complete knowledge of facility equipment and facility maintenance programs and procedures.
Strong understanding of mechanical, electrical, and plumbing systems.
Strong knowledge of safety principles and practices.
Ability to identify and recognize unsafe conditions or work practices.
Effective communication skills.
Keen attention to detail.
Proficient in Microsoft Office.
Proficient typing skills are also required.
Professional in appearance and character.
Able to work well in a collaborative environment.
A valid driver’s license is required to operate company-owned or rented vehicles in the course of normal business, and employees are expected to maintain a safe driving record.

Nice To Haves

Associate degree, trade school, or technical certification preferred.
May be substituted with High School Diploma and 6 years of progressive experience in a similar technical role.

Responsibilities

Be present on-site during normal business hours defined as Monday – Friday from 8:00AM -5:00PM.
Timeliness in deliverables: monthly inspection and compliance reports received ahead of deadline.
Provide annual update on building systems to inform the capital improvement plans.
Vendor compliance is routinely reviewed, shortfalls addressed and documented, and performance plans in place to ensure quality of service.
Submit Biweekly site health condition assessment to Directors.
Monitor site spending to ensure annual alignment within 5% of budget.
Manage vendor performance and compliance with service agreement and department standards.
Address areas where service gaps may exist.
Monitor site spending as compared to budget including tracking spending and variances.
Complete standard reporting including monthly inspections and compliance reports.
Collaborate with other departments to update the capital improvement plans.
Coordinate inspections to monitor site and facility conditions at multiple project locations.
Assess and document building system conditions at assigned site to provide accurate input for capital improvement planning
Ensure work completed by staff has been completed satisfactorily.
Provide feedback and set expectations, following up on any deficiencies.
Respond appropriately to emergencies or urgent issues as they arise.
