About The Position

As a Senior Operating Engineer at JLL, you'll play a crucial role in maintaining and optimizing building operations for our State of Tennessee client. This position combines hands-on technical expertise with proactive problem-solving to ensure facilities operate at peak performance while identifying opportunities for energy efficiency and cost savings. You'll work independently on complex HVAC, mechanical, plumbing, and electrical systems while collaborating with a dedicated team committed to operational excellence. Requirements

  • Valid state driver's license that you maintain throughout your employment.
  • Minimum 2 years of technical experience in building engineering with demonstrated expertise in at least one specialized area: packaged HVAC, plumbing, electrical equipment repair, or general building maintenance.
  • Hands-on proficiency with commercial HVAC systems including pumps, motors, air handlers, and automation/controls systems, with ability to complete repairs in accordance with industry codes and regulations.
  • Proven ability to diagnose, troubleshoot, and self-perform basic plumbing and electrical repairs and maintenance.
  • Computer proficiency with Microsoft Office Suite, web-based applications, and handheld electronic devices (tablets, laptops, smartphones).
  • High school diploma or GED.
  • Strong written and verbal communication skills with the ability to manage diverse relationships professionally.
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Knowledge of MEP/HVAC system design and application principles.
  • Experience using CMMS technology for work order management and maintenance tracking.
  • Universal EPA 608 Certification.
  • Familiarity with energy management systems and building automation technologies.
  • Previous experience working in government or institutional facilities.
  • Background in implementing energy efficiency initiatives or sustainability programs.

Responsibilities

  • Conducting preventive maintenance and repairs on HVAC systems, water chillers, and mechanical equipment to ensure uninterrupted facility operations.
  • Diagnosing and troubleshooting issues with pumps, motors, air handlers, automation controls, and associated electrical systems, performing repairs using industry-standard tools and techniques.
  • Managing work orders efficiently using a computerized maintenance management system (CMMS) while documenting all maintenance activities.
  • Evaluating building systems to identify energy-saving opportunities and recommend operational improvements that reduce consumption.
  • Coordinating maintenance activities and responding to service requests through regular communication with team members, contractors, building occupants, and clients.
  • Assisting with general building maintenance tasks and plumbing repairs as needed.
  • Maintaining safety standards and compliance with all applicable codes, laws, and regulations.
