About The Position
APG, Inc. is seeking a professional and focused Senior Manager with multi-site experience to lead our skilled team at multiple sites in Rainbow City, AL (up to 240 units). The Senior Manager oversees all aspects of day-to-day operations which includes leading renovations, motivating the team, providing status reports, fulfilling repair requests efficiently and much more. As Senior Manager, you and your dynamic team are responsible for resident satisfaction, rent collections, achieving and maintaining high occupancy levels and maximizing rent potential. Candidate must have a friendly, outgoing personality and be able to lead & motivate others while thriving in a team orientated environment. Requirements
- 5+ years of property management or related experience
- Knowledge of local, state, and federal property regulations
- Effective communication skills
- Ability to resolve conflicts

- Conventional and Tax Credit Home Manager (LIHTC Property Manager or Affordable Housing Manager)

Responsibilities

- Lead sales/leasing associates to drive traffic and secure leases
- Sell the community from initial lead inquiry through lease terms
- Create and implement a comprehensive marketing campaign
- Provide exceptional customer service to residents
- Implement resident retention initiatives including planning and coordinating resident events
- Collect rent and enforce lease rules and regulations
- Collaborate with the maintenance team to achieve community goals pertaining to property grounds, market-ready units, and maintenance service requests
- Assist in the creation of the annual budget aimed at maximizing cash flow
- Prepare all required reports and forms for accounting
