About The Position

The Senior Manager, Realty Project Management and Design leads the planning, design, and execution of remodel and capital projects, ensuring delivery on time, within budget, and aligned with business priorities. The role balances operational needs, design standards, risk, and capital constraints while leading project managers, design partners, and cross-functional teams. It drives accountability, resolves complex challenges, develops talent, and improves processes to increase speed and efficiency. Through strong project governance, portfolio insights, and clear communication with senior leadership, the role supports strategic investment decisions and delivers consistent, measurable results across the portfolio. We are a collaborative, solutions-oriented team dedicated to addressing complex challenges and enhancing project outcomes. Our focus is on ownership, open communication, and continuous improvement, supporting one another to make a meaningful impact on Sam’s Club locations and member experiences. The team leads the delivery of multiple remodel and adaptation projects, ensuring alignment with business goals and standards. We coordinate cross-functional partners, manage design and regulatory compliance, and drive process improvements to increase efficiency and quality. Requirements

  • Proven experience managing multiple complex realty projects, ensuring timely delivery within budget and aligned with business objectives.
  • Strong expertise in translating operational needs into actionable design and construction plans while balancing capital constraints.
  • In-depth knowledge of design management, regulatory compliance, and permitting processes across local and state jurisdictions.
  • Ability to lead cross-functional teams and communicate project status, risks, and recommendations effectively to senior leadership.
  • Demonstrated skills in mentoring project management staff and driving process improvements to enhance delivery efficiency.
  • Commitment to upholding high standards of integrity, ethics, and company policies in all aspects of work.
  • Bachelor's degree in architecture, construction management, civil engineering, project management, or related area, or equivalent practical experience.
  • 5 years’ experience in commercial real estate project management, construction management, or facilities design.
  • Experience managing capital improvement projects, including design coordination, permitting, contractor oversight, and budget management.
  • Experience managing multiple concurrent projects with combined capital budgets.

Nice To Haves

  • Experience in retail, warehouse, or large-format commercial remodel projects
  • Experience managing projects within occupied/operating facilities
  • Experience mentoring or supervising project management staff.
  • Experience with project management tools (for example, Procore, Bluebeam, MS Project).
  • PMP, CCM, or AIA certification.

Responsibilities

  • Lead a portfolio of remodel projects, delivering against scope, schedule, capital, and business priorities.
  • Translate operational needs into executable design and construction strategies while ensuring compliance with Walmart standards and regulatory requirements.
  • Drive project governance, proactively managing risks, milestones, dependencies, and shifting priorities.
  • Lead cross-functional teams, AORs, consultants, and external partners to strengthen accountability and execution.
  • Provide senior leadership with clear portfolio insights, tradeoffs, and recommendations that support investment decisions.
  • Develop project management talent and drive process improvements, standardization, and scalable solutions that improve speed, quality, and efficiency across the portfolio.
