We are looking for a Senior Manager, Facilities & Engineering to join our Client Experience team. This role is responsible for overseeing the planning, development, and execution of all facilities management activities for the US – East region of Breakthrough Properties. This role leads a team of professionals in providing safe, functional, and well-maintained physical environments that supports Breakthrough Properties mission and goals. This role works within the Client Experience group and will work cohesively with the Asset Services team to operate properties in a first-class manner and deliver exceptional client experience. This is an on-site role based in Boston, Massachusetts.

Requirements

  • Bachelor’s degree in facilities management, engineering, business administration, or a related field. Extensive relevant experience may be substituted for a degree.
  • A minimum of 10 - 15 years of technical experience in facilities management and engineering, with at least the last 5 in a leadership role with supervisory experience.
  • Strong knowledge of facilities management principles and practices, including safety and environmental regulations, maintenance planning, and vendor management.
  • Proven experience in developing and managing budgets, including forecasting, reporting, and variance analysis.
  • Excellent interpersonal and communication skills, with the ability to build relationships and collaborate with a wide range of stakeholders. Hospitality, client experience oriented.
  • Excellent written and verbal communication skills; The ability to effectively present information and the ability to respond effectively to sensitive issues.
  • Strong analytical and problem-solving skills, with the ability to think strategically and make data-driven decisions.
  • Ability to manage multiple priorities and work under pressure in a fast-paced environment.
  • Excellent skills with Microsoft Office Suite, Outlook, CMMS, BAS, BMS and intranet/internet.
  • Working knowledge of leases, contracts, and related documents.
  • A driver’s license is required, and domestic travel between the regional sites will be required.
  • Willing and able to travel to other assets across the portfolio.

Nice To Haves

  • Experience managing a global and corporate security program a plus.
  • Knowledge of EH&S, Sustainability, and ESG are a plus.

Responsibilities

  • Develop and maintain relationships with key stakeholders, including senior leaders, staff, vendors, and regulatory agencies.
  • Manage and coordinate the work of facilities staff and external vendors to ensure efficient and effective operation of facilities services.
  • Monitor and maintain compliance with all regulatory requirements related to facilities management, including safety and environmental regulations.
  • Develop and implement regional short-term and long-term facilities plans and strategies that align with the individual property and company needs.
  • Identify and prioritize capital projects to improve the quality and functionality of facilities and equipment, with a focus on energy efficiency and sustainability.
  • Develop and maintain facilities budgets, including utilities, ensuring expenditures are within approved levels and cost-effective solutions are implemented.
  • Utilize the CMMS (computerized maintenance management system), to ensure that preventive maintenance programs and schedules are optimized, and properties and equipment are being maintained at the highest level of reliability.
  • Provide regular reports to senior leadership on facilities management activities, including budgets, project status, and compliance issues.
  • Produce regional metrics and dashboards from CMMS, BMS and other management systems.
  • Stay up to date with industry trends and best practices in facilities management and make recommendations for improvements and innovations.
  • Reviews plans of current and future projects and provides recommendations for base building systems being mindful of MEP and Infrastructure impacts.
  • Provides process and procedure training for tenants, employees and vendors as needed.
  • Read and review constructions drawings and design documents for operational management, resiliency and business continuity.
  • Global Security standard operating procedure management, governance, and program owner.
  • Other duties may be assigned.
