About The Position

This position is responsible for tenant improvement, capital upgrades, and reinvestment construction management within the Irvine Company Office Properties OC portfolio. Oversee approximately $10M to $30M worth of annual construction. Meet project management objectives with respect to budgeting, estimating, value engineering, bidding, purchasing, contracting, and scheduling of projects. Provide leadership and direction for diverse and complex functions, with ever changing environments. Will lead teams of professionals throughout the lifecycle of projects. Ensures appropriate resources are in place to achieve financial and strategic project and business objectives. Advise internal teams on TI and amenity space costing, scheduling, constructability, building materials, and construction buyout strategy.

Requirements

  • Proficient knowledge of all financial aspects related to tenant and capital improvement construction, including value-engineering, proposals, budgets, pay applications, and tenant billings
  • Proficient knowledge of commercial MEP engineering and construction document plan review
  • Thorough working knowledge of MS Office, Google Office Suite, MS Project, and Bluebeam
  • Experience dealing with AHJs, utilities, and other 3rd parties to obtain approvals and coordinate work
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

Responsibilities

  • Lead TI & reinvestment projects from concept through closeout, serving as primary liaison among tenants, leasing, property management, architects, engineers, and contractors
  • Manage budgets, contracts, and financial controls, including cost estimates, lease TI structuring, bidding, pricing approvals, invoices, and change orders
  • Oversee design and technical execution, including space planning, engineered drawing review (MEP), constructability reviews, and value engineering
  • Control schedules and construction performance, developing critical path schedules, monitoring quality and progress, and managing high-volume, complex projects
  • Mitigate risk and ensure compliance by documenting delays/exposures, protecting company interests, supporting due diligence, and administering contractor relationships
  • Drive team development and departmental support by mentoring staff, leading training, supporting strategic initiatives, and serving as a construction resource across departments
