About The Position

The Senior Maintenance Technician performs skilled maintenance, repair, troubleshooting, and preventive maintenance activities across multiple craft areas with limited supervision. The Senior Maintenance Technician also serves as a resource for technicians, vendors, and customers while helping ensure operational continuity, safety, and regulatory compliance throughout UT MD Anderson. The ideal candidate will have experience working in a hospital or healthcare facilities environment, with a strong background in maintenance operations, building systems, and regulatory compliance. They possess advanced troubleshooting and diagnostic skills, technical expertise in mechanical and electrical systems, preventative maintenance experience, and proficiency with Building Automation Systems (BAS). Successful candidates demonstrate the ability to respond effectively to priority and emergency situations, maintain accurate documentation, and utilize computerized maintenance management systems (CMMS), with MAXIMO experience considered a plus. Requirements

  • High School Diploma or Equivalent
  • 5 years Experience in one or more crafts (i.e. plumbing, electrical, carpentry, painting, HVAC, instrumentation).

Responsibilities

  • Perform inspections, troubleshooting, routine maintenance, and preventive maintenance on equipment, buildings, and utility systems using one or more craft trade skills.
  • Respond to HVAC service calls involving hot and cold conditions, odors, exhaust issues, and equipment repair or replacement.
  • Respond to plumbing issues including unclogging water closets and sinks, operating sewer machines on floor drains, and replacing faucets, valves, and fixtures.
  • Maintain and repair plumbing systems including restrooms, house and lab air, vacuum, CO², domestic hot and cold water, and sanitary drains.
  • Perform electrical tasks including cleaning and replacing light diffusers, lamps, ballasts, switches, and receptacles.
  • Repair and maintain utility system equipment including pumps, valves, steam systems, vacuum pumps, compressors, water softeners, and heat exchangers.
  • Assist with and perform preventive maintenance activities as required.
  • Perform installations and repairs on doors, closers, locks, hinges, framework, alignment systems, and strike plates.
  • Ensure completed work meets professional standards of cleanliness, maintenance, and safety.
  • Coordinate regulatory inspections conducted by external agencies.
  • Order materials and maintain inventory as needed.
  • Inspect contracted work to verify repair and installation compliance requirements.
  • Function as a primary point of contact for vendors.
  • Investigate equipment, utility, and facility outages.
  • Interpret and work from instructions, blueprints, sketches, and diagrams during utility system installations.
  • Notify management of recognized equipment repair needs.
  • Conduct water quality analysis and record associated operational data.
  • Maintain records of materials, job activities, and other pertinent information.
  • Prepare and submit required reports.
  • Provide complete information to accurately document corrective actions, labor hours, and materials used on work orders.
  • Manage assigned work orders and ensure completion according to schedules.
  • Communicate promptly with supervisors regarding issues encountered during work performance.
  • Monitor ongoing work activities and maintain accurate maintenance documentation.
  • Respond to customer service requests and facility service calls.
  • Communicate regularly with customers and clients regarding work status and service needs.
  • Provide emergency response support for facility-related incidents, including code red alarms.
  • Coordinate and prioritize workflow for other technicians when assigned.
  • Collaborate with team members from all craft shops to resolve problems and upgrade utility systems.
  • Communicate with team members to identify opportunities for improvement.
  • Participate in process improvement initiatives.
  • May precept staff and support knowledge sharing within the team.
  • Clean and maintain equipment and work areas.
  • Support safe and efficient facility operations.
  • Perform other duties as assigned.
