About The Position

The Maintenance Technician III, also known as a Senior Superintendent, is a senior-level maintenance professional responsible for supporting safe, clean, attractive, and well-maintained apartment communities. This role requires advanced troubleshooting skills, strong customer service, and the ability to work independently while supporting daily property operations. The Maintenance Technician III serves as a technical resource to the property team, helps keep work orders current, supports timely unit turns, completes preventative maintenance, assists with emergency response, and helps ensure properties remain inspection ready.

Requirements

  • High school diploma or equivalent required; trade school, technical certification, HVAC certification, boiler training, or other industry training preferred.
  • Minimum of 3 years of progressively responsible maintenance experience in multifamily housing, affordable housing, property management, facilities, or a related field preferred.
  • Strong working knowledge of general maintenance, including building systems, mechanical systems, appliances, minor HVAC repairs, plumbing, painting, carpentry, locks, doors, grounds, and customer service.
  • Ability to diagnose problems, complete repairs with limited supervision, prioritize work, communicate delays, and determine when vendor support is appropriate.
  • Ability to read basic instructions, service information, safety guidance, inspection reports, work orders, and vendor documentation.
  • Technology literacy required; Yardi Maintenance Mobile, RentCafe, or other property management system experience preferred.
  • Strong customer service, communication, teamwork, organization, and problem-solving skills required.
  • Valid driver’s license, insured vehicle, reliable transportation, and ability to travel between properties as needed.
  • Ability to use a personal vehicle for travel between properties and transportation of small maintenance-related items as needed.
  • Required to live at the assigned property or within a reasonable response distance based on site requirements and business needs.

Responsibilities

  • Complete advanced maintenance repairs, service requests, inspections, and preventative maintenance in accordance with company standards, safety expectations, applicable codes, and manufacturer guidance.
  • Troubleshoot and repair issues involving plumbing, electrical, appliances, HVAC components, locks, doors, fixtures, carpentry, painting, flooring, lighting, and general building systems within the scope of skill and licensing requirements.
  • Maintain common areas, building systems, grounds, curb appeal, laundry rooms, trash and recycling areas, snow removal areas, and other property spaces so the community remains clean, safe, and inspection ready.
  • Use Yardi Maintenance Mobile and other company technology to create, update, document, prioritize, and close work orders accurately and in real time.
  • Support apartment turnovers, including pre-move-out inspections, make-ready work, punch lists, vendor coordination, damage estimates, and timely completion of unit turns.
  • Identify recurring maintenance issues, recommend practical solutions, and communicate repair needs, safety concerns, supply needs, and capital improvement concerns to the Property Manager or Facility Manager.
  • Provide professional, respectful, and responsive service to residents, applicants, vendors, housing partners, inspectors, and internal team members.
  • Work closely with the Property Manager, Assistant Property Manager, Facility Manager, and regional leadership to support occupancy, resident retention, inspection results, budget control, and overall property performance.
  • Support cost control by reducing unnecessary vendor use, monitoring supplies, protecting company tools and equipment, identifying cost-saving opportunities, and sharing best practices with team members.
  • Assist at additional sites as determined by company needs and support regional maintenance coverage, special projects, inspections, and emergency response when needed.
  • Respond to emergencies, on-call needs, after-hours calls, safety concerns, and urgent resident issues in a timely, professional, and solutions-focused manner.
  • Work beyond assigned responsibilities when needed to advance company goals and strengthen property performance.
  • Serve as a senior maintenance resource and dependable field leader within assigned properties or regions.
  • Provide day-to-day guidance, coaching, and technical support to Maintenance Technicians, Porters, temporary staff, or other team members as assigned.
  • Support onboarding, training, and knowledge-sharing so maintenance team members understand company standards, safety procedures, work order expectations, and customer service practices.
  • Help reinforce consistent use of Yardi Maintenance Mobile, accurate work order documentation, timely follow-up, and professional communication with residents and property staff.
  • Assist management with identifying process improvements, vendor concerns, training needs, recurring property issues, and opportunities to improve efficiency.
  • Demonstrate professionalism, reliability, accountability, teamwork, and a positive attitude in all interactions.
