About The Position

Under the supervision of a Team Lead, the Senior Maintenance Technician (HVAC) is responsible for troubleshooting, maintaining, repairing, and optimizing HVAC and related utility systems across the Gilead La Verne site. This role supports GMP manufacturing and facility operations by ensuring critical environmental systems operate safely, reliably, and in compliance with regulatory requirements.

Requirements

  • High School Diploma or equivalent.
  • Minimum of 5 years of experience maintaining commercial or industrial HVAC systems.
  • Experience troubleshooting and repairing HVAC equipment in a manufacturing, pharmaceutical, biotech, or regulated environment.
  • EPA Universal Refrigerant Certification.
  • Experience using CMMS software for work order management and documentation.
  • Strong understanding of HVAC systems, refrigeration cycles, air distribution systems, and mechanical equipment.
  • Experience troubleshooting chillers, cooling towers, air handling units (AHUs), exhaust systems, VAVs, pumps, and associated controls.
  • Familiarity with Building Automation Systems (BAS) and Building Management Systems (BMS).
  • Ability to read and interpret HVAC drawings, mechanical schematics, and P&IDs.
  • Knowledge of preventive and predictive maintenance practices.
  • Understanding of GMP-regulated manufacturing environments.
  • Proficiency with CMMS systems such as Maximo.
  • Ability to work independently and within a team environment.
  • Strong troubleshooting, communication, and problem-solving skills.
  • Knowledge of industrial safety practices, lockout/tagout (LOTO), confined space, and hot work requirements.
  • Ability to operate lifts and work at heights exceeding 30 feet.
  • Experience with pumps, motors, bearings, and rotating equipment.

Nice To Haves

  • Associate degree or technical certification in HVAC, Mechanical Maintenance, or related field.
  • Experience supporting pharmaceutical, biotechnology, or GMP manufacturing facilities.
  • Knowledge of cleanroom HVAC systems and environmental controls.
  • Experience with BAS/BMS platforms such as Siemens, Johnson Controls, Honeywell, or Schneider Electric.
  • Understanding of cGMP requirements and deviation investigation processes.
  • Experience with steam, chilled water, compressed air, and purified water support systems is preferred.

Responsibilities

  • Troubleshoot, repair, and maintain commercial and industrial HVAC equipment, including air handlers, rooftop units, exhaust systems, chillers, cooling towers, pumps, and related mechanical systems.
  • Perform preventive and corrective maintenance on HVAC and facility utility equipment.
  • Diagnose system failures using technical manuals, drawings, schematics, P&IDs, and manufacturer documentation.
  • Monitor and maintain temperature, humidity, differential pressure, and airflow systems that support GMP manufacturing environments.
  • Support building automation systems (BAS/BMS) and HVAC control troubleshooting.
  • Coordinate maintenance activities on critical HVAC and utility systems with supervisors and site stakeholders.
  • Perform filter replacements, belt replacements, bearing lubrication, motor alignments, and other routine mechanical maintenance tasks.
  • Assist with HVAC system commissioning, qualification support, and performance verification activities.
  • Support root cause investigations, deviation investigations, and corrective actions related to facility and HVAC systems.
  • Document maintenance activities using the Computerized Maintenance Management System (CMMS).
  • Participate in shutdown planning and execution activities.
  • Perform multi-shift work and respond to emergency call-outs as required.
  • May be required to perform duties of Maintenance Technician I and II as assigned.
