The Senior Resident Service Director oversees requires supervising on-site maintenance staff, managing property upkeep, and ensuring efficient and timely repair and maintenance processes.

Requirements

  • Associate’s degree in a related field; Bachelor’s degree preferred or equivalent years’ experience.
  • Minimum of 5 years of experience in property maintenance or related roles.
  • Direct knowledge of HVAC, plumbing, electrical systems, and general construction.
  • EPA and CPO certified.
  • Positive, motivating, and team-oriented attitude.
  • Willingness to work weekends and approved overtime as needed.
  • High degree of professionalism and ability to maintain confidentiality.
  • Strong communication and interpersonal skills.

Responsibilities

  • Oversees the maintenance operations of site with 500+ units or multiple sites with 300+ units.
  • Direct and coordinate activities of maintenance team members.
  • Assist in recruiting, training, and developing team members to meet performance goals.
  • Conduct regular safety meetings to ensure a secure working environment.
  • Regularly inspect properties to ensure efficient operations and compliance with company standards.
  • Supervise the completion of work orders to meet quality and timeline specifications; follow up as needed.
  • Review inspection and repair reports, evaluating progress and work quality for major projects.
  • Select and recommend new supplies and maintenance methods by reviewing technical resources and materials.
  • Maintain property curb appeal by regularly picking up grounds and ensuring clean, well-kept exteriors.
  • Plan, budget, and schedule property modifications or upgrades.
  • Provide accurate maintenance cost data to incorporate into the overall property budget.
  • Monitor maintenance expenses to ensure they remain within budgetary goals.
  • Ensure compliance with safety protocols and maintenance standards.
  • Maintain accurate records of maintenance activities and inventory.
  • Provide timely updates and reports to property management.
