About The Position

The Senior Lease Auditor is responsible for accurately and timely enforcing all lease provisions of an assigned portfolio between Ross and its Landlords. This includes processing, reviewing, or auditing Landlord-billed CAM Reconciliations, Real Estate Taxes, and Reduced Occupancy (ROP) claims. The role also involves assisting the Manager with special projects and contributing to the department's annual goals. Some travel may be required. The base salary range for this role is $81,000 – $121,800, dependent on factors such as experience, skills, qualifications, relevant education, certifications, seniority, and location. This salary is one component of the total compensation package, with other rewards varying by position and location.

Requirements

  • Minimum of 4-6 years of Property Management or Lease Administration experience in a retail environment.
  • BA degree or equivalent Property Management experience in a retail environment.
  • Must have the ability to understand legal terminology and interpret lease clauses.
  • Must have excellent negotiating skills.
  • Must have excellent verbal and written communication skills.
  • Must have excellent organizational skills and be detail oriented.
  • Must be a self-starter and have the ability to prioritize and multi-task in a face-paced environment.
  • Must have the ability to work independently with minimal management oversight.

Nice To Haves

  • Property accounting experience preferred.

Responsibilities

  • Act as the primary contact between the Company and its Landlords on all matters concerning CAM, Real Estate Taxes, Insurance, Reduced Occupancy, and Account Reconciliation issues, while maintaining good working relationships.
  • Maintain a thorough knowledge of Lease provisions. Analyze, review, and perform desktop audits of Landlord billings for CAM, Real Estate Tax, and Insurance. Negotiate with landlords to resolve any conflicts and escalate to Management as necessary. Review Landlord operating cost budgets and establish monthly impounds or fixed expense schedules. Review / Maintain store lease audit data in Sitelink.
  • Review Lease Co-Tenancy provisions and all available resources and documents for Reduced Occupancy (ROP) claims. Prepare ROP claim packages for new violations, and packages for cures or cessation of Substitute Rent payments. Escalate Reduced Occupancy claim disputes to Management as necessary. Validate and maintain current co-tenancy data in Sitelink.
  • Assist Managers with complex ROP and CAM/Tax/Ins dispute reviews, the management of third-party auditor claims, the review and updating of procedures, and the testing and development of Sitelink.
  • Provide training support for new Property Management associates.
  • Review and reconcile Landlord Accounts Receivable (AR) ledges as necessary and resolved any AR issues or disputes with Landlords.
  • Review and respond to estoppel and waiver requests.
  • Complete projects or tasks as assigned, including review of Capital Expenditure Requests (CERs), Lease Accounting accrual analysis, and other miscellaneous projects.
  • Complete weekly cost reports, impound reviews and other forecasting and reporting as assigned.
