About The Position

The Senior Lead Maintenance Technician is responsible for ensuring that the physical aspects of the property meet the company’s established standards for safety, appearance, and operation within the budgeted financial goals. Responsibilities include: Managing the inventory of “ready” apartments to support the community’s marketing and leasing efforts, scheduling contractors or assist in completing the run process, and inspection ready apartment for move-in quality. The following essential functions of this position are performed personally, in cooperation with the supervisor, and/or in coordination with other staff. Additional work functions and duties may be assigned.

Requirements

  • Minimum three (3) years’ experience in a property maintenance Lead or Supervisory capacity. For properties of 150 units or larger must have previous experience as a supervisor at an equivalent size property.
  • In-depth knowledge of electrical, plumbing and HVAC systems. Must also have skills in carpentry, roofing and other general construction-related items.
  • HVAC (EPA) Certification. In-depth AC knowledge including replace, repair, and refurbish.
  • Valid driver’s license and personal vehicle.
  • Ability to read, write and speak in English.
  • The ability to read labels and instructions.
  • The ability to write reports, schedules, and notes.
  • Full-time maintenance experience in a maintenance assistant or maintenance supervisor position.
  • Available transportation.
  • Own tools.
  • Good safety habits.
  • Needs to possess a technical background, and have service oriented experience.

Nice To Haves

  • Certified Pool Operator preferred.

Responsibilities

  • Assisting in the achievement of the property’s annual budget by monitoring maintenance related expenses.
  • Make certain all service requests are completed on a timely basis and notices are left in resident’s apartment.
  • Maintain make-ready status and schedule all maintenance personnel according to guidelines.
  • Follow company safety program.
  • Maintain hazard communication standards.
  • Notify On-Site Manager of any supplies or parts necessary to complete the service requests.
  • Interact with residents in a positive manner.
  • Maintain a professional relationship with all staff members and vendors.
  • Maintain continuous communication with the leasing office staff.
  • Perform cleaning duties (i.e., mopping, dusting, and vacuuming) as needed.
  • Making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment.
  • Responsible for complying with the company’s and the property’s operating and safety policies and adhering to federal, state, and local laws pertaining to the operation of the property.
  • Must be available for back up of on-call personnel. In the event you’re not available, you must insure alternate back up.
  • Conduct employee safety communication program meetings with staff.
  • Maintain all storage and maintenance shops according in a need, orderly and safe manner.
  • Maintain and safeguard all company tools and equipment.
  • Perform other duties as from time to time may be determined necessary for the well-being of the total operation.
  • Coordinate specific work tasks with other personnel within the department as well as with other departments in order to ensure the smooth and accurate flow of work and information.
  • Perform tasks which are supportive in nature to the essential functions of the job, but which may be altered or re-designed upon individual circumstances.
