The Senior Financial Analyst is responsible for financial planning, reporting, forecasting, operational analysis, and strategic decision support for a portfolio of self-storage assets across the United States and Canada. This role partners closely with operations, revenue management, asset management, and executive leadership to drive NOI growth, optimize expense performance, improve reporting accuracy, and support strategic initiatives.The ideal candidate combines strong financial acumen with operational understanding of the self-storage industry. Reporting directly to the Director of Portfolio Management, this is an exciting opportunity at a fast-growing company.

Requirements

  • Bachelor’s degree in Finance, Accounting, Economics, Business, or related field required.
  • 4–7+ years of financial analysis, FP&A, asset management, or operational finance experience.
  • Experience in self storage, real estate, multifamily, retail, hospitality, or multi-site operations strongly preferred.
  • Advanced Microsoft Excel skills required.
  • Strong financial modeling and analytical capabilities.
  • Ability to manipulate and analyze large datasets.
  • Understanding of property-level financial statements and operational KPIs.
  • Strong analytical and problem-solving skills.
  • High attention to detail and accuracy.
  • Ability to communicate financial concepts to non-financial stakeholders.
  • Strong executive presence and presentation skills.
  • Self-starter with ability to manage multiple priorities in a fast-paced environment.
  • Highly organized with strong follow-through.

Nice To Haves

  • MBA, CFA, or CPA preferred but not required.

Responsibilities

  • Develop and maintain annual budgets, quarterly reforecasts, and long-range financial models for a portfolio of self-storage properties.
  • Analyze monthly financial results including: Budget vs. Actual, Prior Year comparisons, NOI variance analysis, Revenue bridge analysis, Expense trend analysis.
  • Produce executive-level reporting packages with actionable commentary and operational insights.
  • Support monthly close process and ensure financial accuracy across property-level reporting.
  • Build financial models for: Operational initiatives, Expansions, Capital investments.
  • Conduct ROI analysis for marketing campaigns, staffing models, and operational programs.
  • Analyze key self storage operational metrics including: Occupancy, Rental Activity, Delinquency/Accounts Receivable, Payroll Model.
  • Identify underperforming assets and provide corrective action recommendations.
  • Create performance scorecards for field operations leadership.
  • Support revenue management analysis in partnership with revenue management and Marketing teams.
  • Serve as a finance business partner to operations leadership, district managers, and regional vice presidents.
  • Translate financial data into operational recommendations.
  • Participate in weekly/monthly business reviews and operational cadence meetings.
  • Assist in building accountability frameworks tied to KPIs and financial performance.
