About The Position

Under general supervision, plan, assign, review and participate in the work of the Facilities Services Technicians involved in the construction, maintenance and repair of District facilities. May act in the absence of the Facilities Maintenance Supervisor.

Requirements

  • Equivalent to completion of the twelfth (12th) grade.
  • Six (6) years of experience in carpentry, plumbing and concrete work.
  • Ability to operate all woodworking tools, hand and power tools.
  • Safely and effectively use, operate, and maintain hand and power tools, equipment, and vehicles required for the work.
  • Maintain a variety of filing, record keeping, and tracking systems of work performed.
  • Perform mathematical computations with accuracy.
  • Understand, interpret, and apply all pertinent laws, codes, regulations, policies and procedures, and standards relevant to work performed.
  • Use tact, initiative, prudence, and judgment within general policy and procedural guidelines.
  • Organize work, set priorities, meet critical deadlines, and follow-up on assignments.
  • Communicate clearly and concisely.
  • Establish, maintain, and foster positive and effective working relationships with those contacted in the course of work.
  • Effectively use computer systems and software applications relevant to work performed to perform work tasks.
  • Utilize a variety of advisory data and information such as blueprints, diagrams, code requirements and manuals, schedules, work orders, parts inventories, purchase orders, time sheets, contracts, safety manuals and technical operating manuals.
  • Current building codes
  • Principles, practices, techniques, equipment, and tools required for installing/replacing, constructing, maintaining, and repairing equipment and facilities.
  • Principles of mathematics and the application to assigned work.
  • Principles and procedures of record keeping.
  • Applicable federal, state, and local laws, codes, and regulations as well as industry standards and best practices pertinent to the assigned area of responsibility.
  • District and mandated safety rules, regulations, and protocols.
  • Techniques for providing a high level of customer service, by effectively dealing with the public, vendors, contractors, and District staff.
  • Modern equipment and communication tools used for business functions and program, project, and task coordination, including computers and software programs relevant to work performed.
  • Valid Class 'C' California Driver's required.

Responsibilities

  • Provides technical and operational leadership to assigned facilities maintenance staff; oversees and ensures the quality and efficiency of work performed; contributes to employee performance evaluations; and participates in routine to complex maintenance and repair activities while maintaining a safe, clean, and functional work environment.
  • Performs a variety of routine to complex plumbing and carpentry maintenance and repair duties.
  • Plans, schedules, prioritizes, and assigns facilities maintenance and repair work in consultation with the Facilities Supervisor; inspects structures and recommends special work and facilities maintenance required; communicates status of repairs to appropriate personnel.
  • Trains employees in work methods, use of tools and equipment, and relevant safety precautions.
  • Performs preventive maintenance and inspections in compliance with local and state code.
  • Reviews contracts regarding assigned trade specialty and monitor contracted work.
  • Prepares work orders and complete inspection forms through the District’s Computerized Maintenance Management System (CMMS).
  • Maintains accurate maintenance records, including plans, specifications, maintenance manuals, completed work orders and preventive maintenance schedules.
  • Prepares purchase requisitions with proper coding.
  • Assists with the purchase of supplies and equipment.
  • Perform related duties and responsibilities as required.
  • Comply with District work-related safety practices and attend relevant safety training.
  • In accordance with Government Code Section 3100, Irvine Ranch Water District employees, in the event of a disaster, are considered disaster service workers and may be asked to respond accordingly.
