This position has managerial oversight of multiple facilities, an entire campus, or a portfolio of client facilities and has at least one Facilities Manager and/or Assistant Facilities Manager reporting into it. The role involves overseeing the day-to-day operations of facilities, high-rise or campus, ensuring all services are effectively delivered and facility needs are met, including custodial, life-safety, engineering, and general maintenance. The manager is responsible for ensuring staff implements and provides these services in a manner consistent with company policies and ownership directives. This includes managing service contracts cost-effectively, overseeing service delivery, conducting performance and financial reviews, managing RFPs, and ensuring payments and invoicing align with contract pricing. The role also involves initiating audit and control systems to ensure commitments are met, leading the facility management team in supervising maintenance programs, and ensuring staff provides prompt responses to client and tenant requests. Additionally, the position requires developing and managing budgets, forecasts, and business plans, assisting in capital budget development, and coordinating the collection and analysis of statistical data for reporting on facility management objectives, productivity, cost savings, and improvements. The manager is responsible for approving all positions, directing hiring, training, and motivational activities of the facility management staff, and conducting performance evaluations. Driving customer focus and innovation through best practices and identifying industry trends are also key aspects of this role. Finally, the manager ensures tenants and vendors comply with insurance requirements and coordinates claims.
