About The Position

Triangle DeCon Services Inc. is a boutique full-service real estate advisory firm focused on project development and construction management for private developers and public organizations in Southern California. Our team includes licensed Professional Engineers (PE), certified Project Management Professionals (PMP), certified professionals with the Design Build Institute of America (DBIA), and licensed General Building Contractors. We offer entitlement, development, design, procurement, construction management, project management, expert witness, and litigation support services for various building types. Our experienced team has successfully delivered facilities for public school districts, college districts, universities, commercial developers, hospitality owners, multinational CM/PM consultants, and other valued clients. This is a full-time position with the Los Angeles Community College District. The Estimator IV (MEP) is a senior-level role responsible for preparing and reviewing construction cost estimates for mechanical, electrical, and plumbing systems. Responsibilities include developing estimates, performing material takeoffs, reviewing contractor bids and change orders, analyzing project costs, and identifying cost-saving opportunities. Candidates must have at least 10 years of construction estimating experience, including 5–7 years specializing in MEP estimating.

Requirements

Ten (10) years minimum of recent professional experience in the preparation of complete cost estimates for Type I, II, III, and V building construction as defined by the State building code, including 5-7 years of MEP estimating.
Expertise in theories, principles, and practices of cost estimating and contract pricing.
Expertise in Design Build, Design Bid Build, and Job Order Contracting forms of contracting.
Full knowledge of construction methods for buildings and structures.
Full knowledge of current local construction labor and material costs.
Full knowledge of MEP systems, construction methods, and industry standards.
Extensive experience in developing and estimating the scope of work for change orders.
BS/BA Degree in Engineering, Architecture, Construction Management, or other related degree. Additional qualifying experience in excess of the minimum stated above may be substituted for the required education on a year-for-year basis.

Responsibilities

Serve as a senior-level estimator specializing in Mechanical, Electrical, and Plumbing (MEP) trades, reporting to the PMO Program Controls Manager and Lead Estimator.
Plan and participate in the preparation of construction cost estimates for buildings or other structures using drawings, outlines, and specifications.
Prepare estimates based on scope and building type according to design.
Evaluate cost-estimating deliverables from consultants for cost containment, accuracy, uniformity, and completeness.
Prepare fair cost estimates for contractor cost proposals for extra work.
Perform special studies and prepare reports when contractor bids vary from the construction cost estimate.
Conduct construction/project site visits to gather relevant information for project estimates.
Perform material takeoffs and quantity surveys for MEP systems, including mechanical, electrical, and plumbing components.
Evaluate pricing documents, historical data, and vendor cost data for developing cost estimates and price recommendations.
Evaluate quotes, bids, change orders, value engineering reports, and claims for accuracy and completeness of estimates.
Compile and analyze data on all factors influencing costs, such as material, labor, equipment, and profit.
Prepare technical evaluations, draft cost estimating reports, memos, and letters, and present recommendations to management.
Collaborate with project managers, engineers, and architects to identify value engineering opportunities and cost-saving measures.
Perform other related estimating duties as assigned.
Compare cost estimates with contractor proposals to identify discrepancies.
Develop scopes of work based on RFIs/RFCs and estimate the detailed costs of those scopes of work independently of contractor proposals.
Work independently and as part of a team in a fast-paced environment.
Perform basic calculations in Excel.
