About The Position

Greenberry Industrial is seeking an experienced Senior Cost Controller for a project-based assignment supporting a large-scale, high-tech construction project in Boise, Idaho. The assignment is anticipated to run approximately November 2026 through November 2027, and the role is based onsite. • Previous semiconductor tool installation project experience.
  • Demonstrated experience independently managing cost controls for complex construction projects or major project scopes.
  • Strong knowledge of project budgeting, cost forecasting, cost-to-complete and estimate-at-completion, earned value principles, productivity analysis, labor forecasting, commitment tracking, change management, variance analysis, and project financial reporting.
  • Advanced proficiency with Microsoft Excel, including analyzing large amounts of project cost data and developing management-level reporting.
  • Advanced proficiency with scheduling software (P6), SharePoint, and construction ERPs such as Viewpoint/Trimble.

  • Ability to independently identify financial risks and communicate findings to project leadership.
  • Strong written and verbal communication skills.
  • Ability to work effectively in a fast-paced, deadline-driven construction environment.
  • Ability to work onsite in Boise, Idaho for the duration of the project assignment.

Nice To Haves

  • Cost controls experience supporting semiconductor fabrication facilities, semiconductor tool installation, high-tech manufacturing, data centers, mission-critical facilities, cleanrooms, or advanced manufacturing projects.
  • Experience supporting large, complex projects with significant mechanical, piping, electrical, equipment installation, or specialty trade scopes.
  • Experience with onsite construction projects or work performed within active semiconductor or high-tech manufacturing facilities.
  • Experience in highly controlled client environments with demanding schedule, documentation, safety, quality, and reporting requirements.
  • Working knowledge of Primavera P6 and the relationship between project schedules, progress measurement, earned value, and cost forecasting.
  • Experience with Vista by Viewpoint/Trimble or comparable construction ERP and project cost-management systems.
  • Experience developing executive-level or client-facing cost reports and forecasts.
  • Bachelor's degree in Construction Management, Engineering, Finance, Accounting, Business, or a related field; equivalent relevant industry experience will be considered.

Responsibilities

  • Establish, maintain, and manage project cost control systems aligned with contract scope, approved estimates, budgets, and project execution plans.
  • Develop and maintain project budgets, cost codes, commitments, forecasts, and reporting structures.
  • Monitor actual and committed costs across direct labor, materials, equipment, subcontractors, purchased services, indirect costs, and project overhead.
  • Prepare and update cost-to-complete, estimate-at-completion, forecast-at-completion, labor forecasts, cash flow projections, and cost variance and trend reporting.
  • Identify cost overruns, productivity issues, unfavorable trends, unapproved scope, and financial risks; provide project leadership with recommendations on cost exposure and corrective actions.
  • Track labor hours, installed quantities, productivity, equipment, material usage, subcontractor costs, and other project expenditures across work packages, cost accounts, areas, systems, and installation scopes.
  • Partner with field leadership to validate progress and ensure reported costs and productivity reflect actual construction activity.
  • Develop cost projections based on remaining quantities, labor productivity, staffing projections, procurement status, and the project schedule.
  • Analyze the cost effects of accelerated schedules, sequencing changes, trade stacking, overtime, rework, and other project conditions.
  • Maintain SOR unit-rate tracking by tool, system, area, work package, and installation activity, reconciling installed quantities and earned units to field progress, approved scope, and contract rates.
  • Establish and maintain man-hour budgets using SOR quantities, unit-rate labor assumptions, crew composition, productivity factors, and approved execution plans; compare budgeted, earned, actual, and forecast man-hours at tool level.
  • Forecast labor and total costs to complete using remaining SOR quantities, production rates, labor productivity, staffing plans, and material and equipment requirements.
  • Explain variances and recommend corrective actions for SOR line items exceeding man-hour budgets, underperforming against planned unit rates, or showing unfavorable trends.
  • Develop and maintain earned value and progress measurement using SOR unit rates; analyze actual cost and earned progress against budget.
  • Monitor productivity trends, coordinate cost reporting with scheduling and progress measurement, and integrate cost forecasts with schedules, installed quantities, and remaining work.
  • Develop clear performance reporting to help project leadership understand current performance and forecasted outcomes.
  • Support identification, development, pricing, tracking, and reconciliation of project changes; maintain change and potential-change logs and track approved, pending, and unapproved changes.
  • Evaluate the effect of changes on project forecasts, identify scope growth, communicate potential cost exposure, and assist with change-order documentation and client-facing commercial discussions.
  • Maintain cost documentation and audit trails supporting changes, forecasts, and project financial decisions.
  • Prepare weekly and monthly cost reports and support Work-in-Progress reviews and financial forecasting meetings.
  • Prepare reporting packages covering budget versus actual cost, commitments, variances, productivity, labor forecasts, forecast-to-complete, estimate-at-completion, change exposure, and financial risks and opportunities.
  • Present cost information clearly, explain significant period-to-period variances, and maintain historical forecasting records and supporting documentation.
  • Coordinate with project managers, construction managers, superintendents, project controls, procurement, accounting, engineering, quality, and field teams.
  • Coordinate with scheduling personnel so cost forecasts align with the construction schedule; reconcile costs, commitments, accruals, invoices, purchase orders, and financial reporting with accounting.
  • Support ad hoc cost analysis, scenario modeling, and project forecasting, commercial, and cost review meetings; help ensure consistent project controls practices.
