We are seeking a Senior Building Engineer to join our Charlotte team.

Requirements

Minimum of five years’ experience in commercial building maintenance.
Valid driver's license required.
High School diploma or GED equivalent.
Ability to multitask and interact with tenants and vendors.
Excellent understanding of building systems.
Strong customer service, communication, and interpersonal skills are required.
Physical requirements include stooping, standing, walking, climbing stairs and ladders, and the ability to lift/carry heavy loads of 50 lbs or more.

Responsibilities

Ability to understand systems and perform operations in a commercial office or industrial building.
Assist with the oversight of all building systems, including fire/life safety, plumbing, HVAC, and electrical issues.
Remain current with the latest HVAC technology trends.
Respond quickly to emergencies, including fires, evacuations, equipment failures, and customer concerns.
Communicate effectively and frequently with the Property Manager and Tenant Coordinator on all significant operational and engineering-related issues.
Conduct daily tours of the premises to identify any building problems and inspect all mechanical equipment.
Work closely with contractors and vendors to ensure work is completed in accordance with property guidelines.
Ability to troubleshoot and repair electrical, plumbing, HVAC, door hardware, and basic construction principles.
Inspect all properties regularly with the Property Manager to ensure building operations are performing according to Trinity Partners’ standards and procedures.
Ability to read, understand, and utilize wiring diagrams, schematics, drawings, and blueprints.
Effective written and verbal communication skills.
Computer literacy: working knowledge of computers and email.
Proficient in the use of the computerized work order system and other Company-specific programs.
Ability to work with little or no supervision in a team environment.
Proficient using small power tools and hand tools.
Ability and willingness to work safely in all weather conditions.
Ability to perform on-call duties as required.
Ability to display a professional image and attitude.
Handle other duties as assigned.
