About The Position

Essex Property Trust (NYSE: ESS), a leading West Coast multifamily REIT, is seeking an experienced investment professional to join our Southern California Investment Team. Reporting directly to the Co-Head of the Investment Team, this role offers the opportunity to source, underwrite, negotiate, and execute institutional multifamily investments across Los Angeles, Orange County, San Diego, and Ventura County. In addition to acquisitions, you'll gain meaningful exposure to dispositions, development, structured finance, joint ventures, and portfolio strategy, providing a unique opportunity to develop into a well-rounded institutional real estate investor. The successful candidate will take ownership of transactions from initial sourcing through closing while building relationships with the region's most active owners, brokers, developers, and capital partners.

Requirements

  • Four or more years of experience in institutional real estate acquisitions, private equity, investment banking, brokerage, development, or a related investment role.
  • Strong multifamily investment experience and exceptional financial modeling capabilities.
  • Demonstrated ability to evaluate investments from both financial and strategic perspectives.
  • Excellent communication, negotiation, and presentation skills.
  • Self-motivated, intellectually curious, and comfortable operating in a fast-paced, entrepreneurial environment.
  • Bachelor's degree required

Nice To Haves

  • MBA, MSRE, CFA, or similar credentials are a plus.

Responsibilities

  • Source and cultivate new multifamily investment opportunities throughout Southern California.
  • Build and maintain relationships with owners, brokers, developers, and other market participants to generate investment opportunities.
  • Lead financial underwriting, valuation, market analysis, and investment modeling for prospective acquisitions.
  • Develop investment theses, business plans, and recommendations for senior leadership.
  • Negotiate letters of intent, purchase agreements, and transaction terms alongside internal and external partners.
  • Collaborate on coordination of legal, financial, operational, and physical due diligence through closing.
  • Prepare investment memoranda supporting investment recommendations.
  • Travel regularly throughout Southern California to tour properties, meet market participants, and maintain firsthand market intelligence.
