About The Position

The Senior Associate will join the Incentives team within the NYCEDC’s Strategic Investments Group, managing projects related to tax incentives, bond financing, New Markets Tax Credit financing, or other relevant development finance tools. The role is responsible for managing transactions from origination through closing, conducting financial analysis and due diligence, advising businesses and nonprofit organizations on available financing programs, and presenting recommendations to senior leadership and governing boards. The Senior Associate will also support the development of new financial assistance programs and collaborate across NYCEDC and with external partners.

Requirements

  • Undergraduate degree required, postgraduate degree preferred.
  • 3+ years of relevant experience in (economic development, finance, real estate, public policy, urban planning, City or State government).
  • Proficient in Microsoft Excel, PowerPoint, and other spreadsheet, database, and presentation applications; experience preparing budgets or financial statements is a plus.
  • Effective written, verbal, and presentation skills, including the ability to communicate effectively with diverse audiences.
  • Demonstrated project management, organizational, and analytical skills, with the ability to manage multiple priorities and competing deadlines.
  • Proven ability to work effectively both independently and in a collaborative within a team.
  • Demonstrated interest or experience in economic development, real estate, public policy, or New York City government.
  • NYC residency is required within 180 days of hire.

Responsibilities

  • Manage discretionary tax incentive transactions from origination through closing.
  • Developing expertise in New York City Industrial Development Agency (NYCIDA), Build NYC, and New York City Neighborhood Capital Corporation (NYCNCC) financing programs and advise prospective applicants on available incentives and financing opportunities.
  • Reviewing applications for financial assistance from for-profit and nonprofit organizations, conducting financial analysis, coordinating site visits, and overseeing project due diligence, including environmental, legal, and background reviews.
  • Evaluating applicant eligibility for financial assistance using sound judgment and a thorough understanding of program requirements and communicating recommendations to senior staff.
  • Analyzing projects and presenting findings and recommendations to project teams, senior leadership, Boards of Directors, and other City agencies through written and verbal presentations.
  • Advise members of the real estate, nonprofit, and business communities on New York City's economic development financing programs and incentives.
  • Collaborate across NYCEDC and with external stakeholders—including developers, nonprofits, CDFIs, financial institutions, consultants, industry organizations, and government agencies—to advance strategic initiatives.
  • Prepare ad hoc analyses to evaluate new impact investment opportunities, policy initiatives, and program enhancements.
  • Provide day-to-day guidance to junior staff on transactions, financial analysis, and program requirements.
  • Perform other duties and special projects as assigned.
