About The Position

The Senior Asset Manager – Value Events serves as the centralized leader and primary point of accountability for Dominium’s value events, with an initial focus on lease-up and resyndication activities. This position leads the end-to-end coordination of assigned value events, from due diligence and initial closing through construction or rehabilitation, lease-up, tax-credit delivery, cost certification, and conversion to permanent financing, to support timely, on-budget execution and achievement of financial and operational objectives. The Senior Asset Manager – Value Events develops and maintains the standardized processes, timelines, checklists, reporting tools, and documentation used to manage value events across the organization. This position partners closely with Development, Dominium Construction and Architectural Services (DCAS), Property Operations, Compliance, Accounting, and other internal and external stakeholders to establish clear responsibilities, monitor interdependencies, resolve roadblocks, and drive accountability. Although this position does not have direct supervisory authority over cross-functional partners, it is responsible for ensuring that deliverables are coordinated, risks are escalated, and value events remain aligned with established milestones and objectives. This position requires travel approximately 50% of the time to support properties and value events across Dominium’s portfolio.

Requirements

  • Bachelor’s degree in real estate, finance, accounting, construction management, business administration, or a related field, or an equivalent combination of education and relevant experience.
  • Minimum five (5) years of experience in affordable housing development, asset management, real estate transactions, project management, or a related field.
  • Minimum three (3) years of direct experience supporting Low-Income Housing Tax Credit lease-up, development, acquisition, rehabilitation, resyndication, tax-credit delivery, or permanent-conversion activities. Comparable market-rate value-add or rehabilitation experience may be considered when combined with relevant affordable-housing or LIHTC experience.
  • Working knowledge of LIHTC development and operational requirements, including placed-in-service requirements, qualified occupancy, IRS Form 8609 processes, cost certification, construction draws, transaction closings, investor requirements, and permanent-financing conversion.
  • Demonstrated experience managing complex, cross-functional projects involving multiple internal departments and external parties, such as lenders, investors, government agencies, consultants, contractors, and property-management teams.
  • Strong financial and analytical skills, including the ability to interpret pro formas, construction and operating budgets, sources and uses, financial reports, and partnership or investor requirements.
  • Demonstrated ability to identify project risks, assess financial and operational implications, recommend corrective actions, and escalate issues appropriately.
  • Strong project-management and organizational skills, with the ability to manage multiple concurrent value events, interdependent workstreams, competing priorities, and time-sensitive deadlines.
  • Demonstrated ability to create and implement standardized processes, timelines, checklists, reporting tools, and other documentation and to drive consistent adoption across departments.
  • Excellent written, verbal, facilitation, and presentation skills, with the ability to communicate complex information clearly and align stakeholders at all levels of the organization, including executive leadership.
  • Ability to influence decisions, facilitate conflict resolution, and hold stakeholders accountable for timelines and deliverables without direct supervisory authority.
  • Advanced proficiency in Microsoft Word, Excel, and PowerPoint.
  • Ability to exercise sound independent judgment, maintain confidentiality, and make timely decisions in a fast-paced and evolving environment.
  • Ability to travel approximately 50% of the time, including overnight travel, based on business and property needs.

Responsibilities

  • Serves as the centralized point of coordination and accountability for assigned lease-up and resyndication value events, supporting execution from due diligence and initial closing through construction or rehabilitation, tax-credit delivery, cost certification, and conversion to permanent financing.
  • Establishes and maintains comprehensive value-event plans that identify required activities, critical milestones, departmental responsibilities, interdependencies, budgets, risks, and decision points.
  • Develops and continuously improves standardized process maps, timelines, checklists, playbooks, templates, and reporting tools for lease-up and resyndication value events.
  • Coordinates Development, DCAS, Property Operations, Compliance, Accounting, and other internal and external stakeholders to ensure deliverables are completed accurately, on schedule, and in the appropriate sequence.
  • Clearly defines and communicates ownership of value-event deliverables while supporting each functional area’s accountability for decisions and work within its area of expertise.
  • Monitors and reports the overall status, budget, critical milestones, dependencies, and key performance indicators for assigned value events.
  • Identifies and escalates risks, delays, budget variances, or competing priorities that may affect value-event outcomes and partners with responsible stakeholders to develop and implement corrective action plans.
  • Partners with Development and DCAS throughout due diligence, initial closing, construction, and rehabilitation to ensure properties are positioned to meet operational readiness, lease-up, tax-credit delivery, cost-certification, and financing requirements.
  • Leads the cross-functional coordination of resyndication activities, including due diligence, rehabilitation planning, relocation coordination, operational transitions, and resident-impact considerations.
  • Coordinates lease-up activities for new-construction and rehabilitation communities, monitoring operational readiness, leasing and absorption performance, compliance-file readiness, qualified occupancy, stabilization, and other requirements necessary to support tax-credit delivery and financial objectives.
  • Coordinates with Compliance and Property Operations to identify and resolve application-processing, file-completion, qualification, staffing, marketing, or operational issues that may affect lease-up performance or tax-credit delivery.
  • Coordinates the permanent-financing conversion process with Development, Accounting, lenders, investors, and other stakeholders to track conversion requirements, resolve outstanding conditions, and support timely permanent loan closing.
  • Facilitates recurring cross-functional value-event meetings, documents decisions and action items, and maintains a centralized reporting cadence for executive leadership, ownership, and other stakeholders.
  • Serves as the primary escalation point for assigned value events, facilitating resolution of cross-functional conflicts, unclear ownership, missed deliverables, and other roadblocks affecting execution.
  • Conducts property visits and participates in onsite meetings, inspections, readiness assessments, and other activities necessary to evaluate progress and support successful value-event execution.
  • Identifies recurring process gaps, bottlenecks, and risk factors across value events and leads continuous-improvement initiatives designed to strengthen execution, consistency, accountability, and organizational performance.
  • Participates in departmental goal setting and cross-functional committees supporting the objectives of the Asset Management Department and the company’s value-event pipeline.
