About The Position

Avenue Living Asset Management is seeking a Senior Finance Operations Analyst to join their Finance team. This role will support the financial performance of the residential rental portfolio and is critical for financial reporting, budgeting, forecasting, accounting operations, and business analysis across multiple regions.

Requirements

• Bachelor's degree in Accounting, Finance, or a related field; CPA designation preferred.
• 5+ years of progressive experience in accounting, financial reporting, financial analysis, or finance operations.
• Strong knowledge of accrual accounting, budgeting, forecasting, and month-end close processes.
• Advanced Excel skills and experience with ERP and financial systems; Yardi experience is considered an asset.
• Excellent analytical, problem-solving, and organizational skills with a strong attention to detail.
• Proven ability to build relationships and collaborate effectively across Finance, Operations, Procurement, FP&A, and other business functions.
• Experience in real estate, property management, or residential rental operations is considered an asset.

Responsibilities

• Prepare monthly NOI reporting and variance analysis, including actual-to-budget, year-over-year, and forecast-to-budget comparisons.
• Support annual budgeting and periodic forecasting for operating revenues and expenses.
• Provide financial reporting, analysis, and insights to Operations Leaders and Finance stakeholders.
• Prepare and record monthly accruals, payroll-related entries, and Gross Potential Rent (GPR) journal entries.
• Partner with Operations and Procurement teams to ensure expenses and accruals are complete, accurate, and properly supported.
• Manage purchase order aging, oversee the closure of inactive purchase orders, and ensure accurate PO accruals.
• Support month-end close activities, account reconciliations, CAPEX reporting, and financial analysis.
• Identify opportunities to enhance reporting, processes, controls, and data quality across the business.
