About The Position

Choice Properties is currently seeking to hire a Senior Analyst, Development Analytics and Capital. This is an exciting opportunity to join our organization as a member of the Development team. In this role, the successful candidate will be responsible for playing an integral role in providing analytical support primarily for retail developments with the opportunity to expand to mixed-use developments. The candidate will be a highly motivated and resourceful self-starter that is eager to learn and partner closely with the broader Development group. This role will provide excellent learning experience for those who wish to build a career in real estate development.

Requirements

  • 3-5 years of relevant real estate development experience working within a development firm or equivalent, with a thorough understanding of the full lifecycle of development.
  • Post-secondary education/degree in real estate, business/finance, economics, or related field.
  • Strong computer skills with advanced knowledge of MS Excel and PowerPoint.
  • Strong organizational, time management, and project management skills with the ability to lead and prioritize various initiatives within a fast-paced, dynamic environment.
  • A strategic and analytically minded professional with excellent quantitative skills.
  • A critical thinker and independent problem solver, with a keen ability to identify opportunities and risks and provide initial recommendations.
  • Superb oral and written communication skills, including visualization skills (i.e. able to “tell a story” and highlight key insights and complex ideas concisely).
  • Ability to build relationships and work collaboratively at all levels to enact results and achieve desired outcomes.

Responsibilities

  • Create and maintain detailed development proforma and dynamic cash flow models for development projects.
  • Critically assess proforma assumptions with a keen eye for detail and accuracy.
  • Prepare financial analysis, development scenarios, and sensitivity analysis to inform decision making and evaluate development options.
  • Update pro forma and cash flow projection with an active role in the quarterly budgeting process through the Retool program.
  • Perform budget-to-actual variance analysis for ongoing projects and attain a comprehensive grasp of incurred costs versus estimated costs to complete, ensuring a clear understanding of project financials.
  • Effectively identify potential risks to the construction schedule and budget, adeptly communicating findings and implementing strategic mitigation measures.
  • Conduct in-depth market research to refine inputs and assumptions, e.g. timing, costs, rents, absorption for feasibility analyses and market positioning.
  • Analyze and summarize various market research database and publications and provide regular updates on market trends, policy changes and economic dynamics.
  • Maintain and manage the development portfolio tracker with the latest information. Strive for accuracy and consistency across various sources to maintain a reliable database.
  • Coordinate and assist in transferring information from portfolio tracker to dashboard for senior management’s review.
  • Proactively monitor project performance by tracking financial, schedule, construction, and leasing progress.
  • Lead capital expenditure approval process including preparing packages, completing documentation/forms, and providing support for internal control.
  • Assist in the preparation of Quarterly Business Review materials and any ad-hoc development updates.
  • Contribute to crafting compelling presentation decks tailored for diverse audiences, ensuring effective communication of information and key messages.
  • Identify opportunities for process improvements and efficiencies, fostering a culture of continuous improvement within the team and the broader organization.
  • Assist with miscellaneous ad-hoc projects and relevant duties as assigned.
