About The Position

Clarion Partners, a leading real estate investment manager with over 40 years of experience, is seeking a Senior Analyst to support asset management in overseeing and developing strategies for a portfolio of multi-family apartment investments. This role will focus on investments ranging from ground-up development to value-add renovations and core/stabilized properties. The analyst will be responsible for analyzing performance metrics, retrieving data, communicating insights, and assisting in the development of property strategies and performance improvements. The position involves preparing reports, monitoring leasing KPIs, reviewing budgets and business plans, conducting internal valuations, supporting appraisal processes, and participating in leasing calls and meetings. Additionally, the role includes preparing hold/sell analyses, conducting due diligence for asset takeovers, and assisting with acquisition, development, and disposition transactions. The analyst will also maintain portfolio models, client reports, and valuation files, and assist with special projects.

Requirements

  • Bachelor’s degree in real estate or finance
  • 2 years postgraduate experience
  • Strong skills in financial analysis and modeling
  • Proficiency in Excel, Word, and PowerPoint required
  • Ability to complete detailed analyses and to make well-reasoned and decisive recommendations required
  • Must be able to work independently and as part of a team to meet deadlines and complete projects with minimal supervision
  • Ability to interface professionally with individuals throughout various departments in the firm (acquisitions, asset management, finance, portfolio management, marketing and research) as well as third party firms, partners and industry leaders
  • Strong interpersonal communication, writing skills and exceptional organizational skills and the ability to prioritize work effectively
  • Candidates should be proactive and self-motivated with a strong work ethic and integrity

Nice To Haves

  • Experience in Argus Enterprise strongly preferred
  • Prior experience with multi-family is a plus
  • Prior experience with analyzing and negotiating lease transactions

Responsibilities

  • Support asset management in overseeing and developing strategies for a portfolio of investments, primarily focusing on multi-family apartment investments.
  • Analyze performance metrics, retrieve data from internal and external sources, and communicate key insights to Asset Managers, Portfolio Management, and other stakeholders.
  • Assist in the development of property strategies, and in the measurement of and improvement of property and organizational performance issues.
  • Prepare property and local market aspects for quarterly and annual property reports, as well as annual property business plans.
  • Monitor weekly leasing KPIs and communicate with property management teams to improve property performance.
  • Support team in evaluating relevant operations and capital program strategies.
  • Review annual operating budgets and assist in annual business plan preparation and presentation.
  • Assist in the approval process for capital expenditures within property business plan parameters.
  • Conduct quarterly internal valuations and support a third-party appraisal process, including the review of such appraisals.
  • Participate in regularly scheduled property leasing calls and meetings, while cultivating relationships with the property management and brokerage teams.
  • Prepare hold/sell analysis for disposition candidates, review BOV materials, and assist in the marketing/closing process.
  • Participate in asset management due diligence upon asset takeover, including lease reviews, pro forma analysis, and detailed analyses of property-level factors and market feasibility.
  • Assist with acquisition, development, and disposition transactions.
  • Monitor and analyze the financial performance of properties and portfolios through review of monthly property financial reports.
  • Maintain portfolio models.
  • Assist with preparation and review of portfolio level and client reports.
  • Maintain property valuation files.
  • Analyze lease transactions.
  • Prepare hold/sell analyses.
  • Assist with special projects and ad-hoc reporting as needed.
