About The Position

The Senior Accountant – Lease Accounting, Lease Administration, and Fixed Assets is responsible for the accurate accounting, reporting, administration, and analysis of the company’s lease portfolio and fixed asset activity in accordance with ASC 842, U.S. GAAP, and company policies. This role owns key lease and fixed asset accounting processes, including lease data maintenance, contract review, capital asset tracking, monthly close activities, journal entries, account reconciliations, depreciation and amortization review, variance analysis, and audit support. The Senior Accountant partners closely with Accounting, Real Estate, Legal, Operations, Facilities, Accounts Payable, Procurement, and Finance teams to ensure lease and fixed asset activity is recorded completely, accurately, and timely.

Requirements

  • Bachelor’s degree in accounting, Finance, or a related business field required.
  • 5+ years of progressive accounting experience, preferably including lease accounting, fixed asset accounting, real estate accounting, corporate accounting, or public accounting exposure.
  • Hands-on experience with ASC 842 lease accounting, fixed asset accounting, capitalization policies, depreciation methods, and U.S. GAAP required.
  • Advanced Microsoft Excel skills required.
  • Strong technical accounting knowledge, including ASC 842, fixed asset accounting, capitalization policies, depreciation, U.S. GAAP, account reconciliations, journal entries, and financial close processes.
  • Advanced analytical skills with the ability to interpret lease contracts, capital project activity, asset documentation, and invoice support to identify accounting impacts and resolve discrepancies.
  • Superior organization skills and attention to detail, with the ability to manage competing priorities in a deadline-driven environment.
  • Advanced Microsoft Excel skills, including pivot tables, lookups, formulas, and large data set analysis.
  • Ability to partner cross-functionally with Accounting, Real Estate, Legal, Operations, Facilities, Accounts Payable, Procurement, and Finance teams.
  • Excellent verbal, written communication, documentation, and interpersonal skills.

Responsibilities

  • Own and maintain lease accounting records in accordance with ASC 842, including new leases, renewals, amendments, modifications, impairments, terminations, and remeasurements.
  • Manage fixed asset accounting processes, including additions, disposals, transfers, retirements, construction-in-progress activity, depreciation, amortization, and asset master data maintenance.
  • Review lease agreements, capital project documentation, purchase activity, and related support to identify key accounting terms, capitalization criteria, lease and non-lease components, payment structures, commencement dates, asset placed-in-service dates, useful lives, and other provisions impacting accounting treatment.
  • Maintain complete and accurate lease and fixed asset data within applicable lease administration, fixed assets, and ERP systems, ensuring timely updates for changes in lease terms, rent schedules, asset locations, project status, asset classifications, and supporting documentation.
  • Prepare and review monthly lease and fixed asset accounting journal entries, including right-of-use asset and lease liability activity, rent expense, straight-line rent, common area maintenance, tenant allowances, accruals, fixed asset additions, depreciation, disposals, impairments, and related adjustments.
  • Prepare account reconciliations, roll forwards, fluctuation analyses, and supporting schedules for lease-related, fixed assets, depreciation, construction-in-progress, and related balance sheet and income statement accounts.
  • Prepare monthly lease payments files and CAM reconciliations for timely payment.
  • Partner with Accounts Payable, Procurement, Real Estate, Operations, Facilities, Legal, and Finance to resolve lease payment discrepancies, asset coding questions, capital project activity, invoice support, and documentation needed for accurate rent, occupancy cost, and fixed asset reporting.
  • Support month-end, quarter-end, and year-end close processes, including preparation of schedules needed for internal reporting, budgeting, forecasting, capital expenditure tracking, and external audit requests.
  • Assist with ASC 842 disclosure support, lease classification analysis, fixed asset reporting, control documentation, policy updates, and process improvements related to lease accounting, lease administration, and fixed asset accounting.
  • Identify opportunities to improve lease and fixed asset accounting workflows, strengthen internal controls, and enhance data accuracy within lease administration, fixed asset, and accounting processes.
