About The Position

The role requires reviewing agreements, understanding their commercial terms, applying ASC 842, and developing a repeatable monthly process. The accountant will abstract new leases and process modifications in LeaseQuery, post lease journal entries, reconcile LeaseQuery activity to the general ledger and accounts payable, and coordinate with cross-functional partners to identify new deals and amendments. The role also supports quarterly disclosures, SOX controls, and external audit requests, with guidance from Technical Accounting on judgment-heavy matters.

Requirements

  • Bachelor’s degree or higher in Accounting, Finance, or a related field.
  • Experience with complex or non-standard lease agreements, beyond standard real estate leases.
  • Working knowledge of lease classification, modifications, remeasurement, and discount rate concepts.
  • Experience with a lease accounting system.
  • Strong month-end close and reconciliation discipline in a public or public-ready environment.
  • Advanced Excel skills and comfort working with large data sets.
  • Clear written and verbal communication skills, including the ability to explain accounting to non-accountants.

  • LeaseQuery experience; LeaseAccelerator, CoStar, or similar lease accounting systems are also relevant.
  • CPA or CPA-eligible.
  • Big 4 or public accounting experience, or experience at a high-growth technology or infrastructure company.
  • Exposure to data center, energy, real estate development, or other capital-intensive industries.
  • Experience with build-to-suit, powered shell, colocation, or ground lease structures.
  • Familiarity with an ERP such as NetSuite or Sage Intacct, FloQast, and SOX controls.

Responsibilities

  • Own LeaseQuery input for new leases and maintain schedules for modifications, remeasurements, extensions, terminations, and reassessments.
  • Maintain a complete inventory of executed agreements and amendments.
  • Apply ASC 842 to non-standard arrangements, including lease versus non-lease components, embedded leases, build-to-suit arrangements, variable payments, and option assessments.
  • Work with the manager to prepare lease abstracts and accounting memos for new and modified leases, with Technical Accounting guidance on judgment-heavy items.
  • Prepare and post month-end lease journal entries for expense, interest, right-of-use amortization, and liability entries.
  • Reconcile LeaseQuery activity and lease liability and right-of-use asset balances to the general ledger and accounts payable, and clear variances.
  • Partner with Legal, Real Estate, Data Center Development, Procurement, FP&A, Treasury, and Tax on lease intake, forecasts, and structuring.
  • Document procedures and build intake workflows and automation that scale with the business.
