About The Position

ELIFIN is seeking a Self Storage Specialist to manage the self storage sector in Louisiana. This role requires significant prior experience in self storage, including understanding market dynamics, property valuation, and client relations. The specialist will be responsible for investment sales, owner representation, and buyer representation within this specific asset class and geographic region. The opening is designed to fill a gap in the market for discreet self storage transactions, catering to owners, regional consolidators, and developers.

Requirements

• Direct, verifiable experience in the self storage industry (brokering sales/portfolios, working for an operator, developing/owning/operating facilities, appraising/underwriting/financing the asset class, or managing a portfolio for an investor/family office).
• Fluency in the operating side of self storage, including experience with software like SiteLink, storEDGE, or Yardi Breeze, or the ability to underwrite their reports.
• Understanding of facility valuation when street rates are not being pushed and in-place rents are below market.
• Proactive and self-motivated approach to building a client pipeline.
• Ability to be the most knowledgeable person in the room regarding self storage product when interacting with CEOs, investors, or developers.
• Coachability on ELIFIN's systems.
• Residency in Louisiana with the intention to stay.
• Active Louisiana real estate license, or the ability to obtain one before starting.

Responsibilities

• Generate and service self storage sale assignments across Louisiana.
• Underwrite and value facilities, considering revenue management, unit mix, street rates vs. in-place rents, NRSF, RevPAF, expense ratios, tenant protection plans, ancillary income, and third-party management economics.
• Normalize owner-operator financials to institutional standards, including market management fees, payroll, and insurance rates.
• Conduct supply and demand analysis on trade areas, including net rentable square feet per capita, saturation within specific rings, and the pipeline of permitted and under-construction projects.
• Advise developers on site selection, feasibility, absorption, and stabilization assumptions.
• Represent buyers on acquisitions, managing 1031 exchange timelines and portfolio roll-ups.
• Prospect owners directly and consistently, utilizing company databases and personal relationships.
• Establish ELIFIN as the recognized authority on Louisiana self storage through research, market reports, conference participation, and reputation building.
