Requirements

  • B.S. degree in Civil or Architectural Engineering, Construction Management, or equivalent field experience; or four (4) or more years related experience; or equivalent combination of education and experience.
  • Ability to read, analyze, and interpret technical procedures or governmental regulations.
  • Ability to write reports and business correspondence.
  • Ability to effectively present technical information and respond to questions from managers, clients, and vendors.
  • Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to read and analyze construction documents for wood framed construction projects.
  • Basic computer skills including knowledge of spreadsheet programs and package estimating systems.

Nice To Haves

  • Familiarity / Proficiency with the following software or internet-based programs: Bluebeam, On-Screen Takeoff, Planswift, MS Excel, MS Word, MS Teams, Pantera or other bid solicitation software.

Responsibilities

  • Supports Preconstruction in project acquisition, including pre-planning and budgeting during requests for proposals (RFPs).
  • Performs site visits as required to assist in the preparation of RFPs.
  • Reviews project documentation and generates detailed scope takeoffs.
  • Builds detailed estimates accounting for labor, material, equipment, logistics, general conditions, and fee.
  • Consults with Preconstruction, subcontractors, and material suppliers to formulate estimates, effect cost reductions, and resolve issues.
  • Leads takeoff and estimate reviews with Self-Perform and Preconstruction teams.
  • Manages and tracks multiple projects simultaneously.
  • Prepares estimates with appropriate detail for all design stages: Conceptual, Schematic Design, Design Development, and Construction Documents.
  • Reviews design documents for accurate pricing from subcontractors and suppliers.
  • Participates in the Pursue, Plan, & Execute (PP&E) Process with Preconstruction and Operations teams.
  • Provides review and feedback on plans and specifications for constructability issues, scheduling, and general requirements.
  • Works with the Preconstruction Manager in creating final estimates for the operations and accounting teams.
  • Updates subcontractor/supplier database.
  • Prepares bid packages, instructions to bidders, and bid forms in coordination with the Preconstruction team.
  • Reviews subcontractor proposals to ensure compliant and complete bids.
  • Reviews subcontractor and supplier bids for conformity to contract requirements.
  • Works with Self-Perform Preconstruction Manager during the buy-out process and handoff to the Operations Team.
  • Communicates feedback to subcontractors on bid efforts.
  • Maintains the estimating cost database.
  • Helps maintain relationships with existing subcontractors and creates new relationships.
  • Fosters and maintains relationships with Owners and Design teams.
  • Works with preconstruction teams, architects/engineers, subcontractors/suppliers under the direction of the Self Perform Preconstruction Manager.
