About The Position

The Self-Perform Project Manager is a construction professional specializing in carpentry and general trades who is responsible for managing self-perform projects from preconstruction through closeout. This role oversees bidding, estimating, material takeoffs, procurement, field coordination, project documentation, and financial reporting while partnering with project teams to achieve budget, schedule, safety, quality, and profitability goals.

Requirements

  • Strong knowledge of carpentry, finished carpentry, millwork, drywall, and general trades.
  • Proficiency in estimating, material takeoffs, scope development, and bid preparation.
  • Ability to independently plan and manage self-perform projects while coordinating multiple priorities.
  • Competency in construction accounting, cost management, forecasting, financial reporting, and change management.
  • Strong negotiation and contract administration skills with subcontractors and material suppliers.
  • Ability to lead project teams and collaborate effectively with field operations.
  • Proficiency in construction software and project management tools.
  • Effective communication, customer service, and business writing skills.
  • Commitment to creative problem-solving, professional development, and continuous improvement.
  • 5+ years of experience in construction project management, project engineering, or a related role, with experience in self-perform carpentry or general trades preferred.
  • Experience managing project budgets, schedules, procurement, change management, and project documentation.
  • Bachelor’s degree in Engineering, Construction Management, a construction-related field, or relevant experience.

Nice To Haves

  • Industry certifications, such as OSHA, USGBC, CMAA, or ASHE, are a plus.

Responsibilities

  • Manages self-perform carpentry, finished carpentry, millwork, drywall, and general trades work from preconstruction through project closeout.
  • Leads or supports bidding efforts for carpentry and general trades work, including scope review, material takeoffs, estimate preparation, and bid submission.
  • Develops project plans, budgets, schedules, procurement strategies, and workforce needs in coordination with superintendents and field leadership.
  • Maintains financial accountability through cost tracking, forecasting, reporting, change management, and profit/loss management for assigned work.
  • Negotiates and administers contracts, purchase orders, and agreements with subcontractors, material suppliers, and other trade partners.
  • Coordinates project documentation, including RFIs, submittments, drawings, meeting minutes, correspondence, and closeout requirements.
  • Partners with field teams to uphold safety and quality standards and resolve constructability, coordination, and production challenges.
  • Builds and maintains strong relationships with clients and trade partners while delivering exceptional customer service to internal and external stakeholders.
  • Identifies and mitigates risks within owner contracts, subcontracts, scopes of work, procurement, and project execution.
  • Performs other related duties as assigned.
