About The Position

At Spring Arbor of Steele Creek, sales is about much more than filling apartments. It's about meeting seniors and families during an important moment in their lives, listening to what they need, earning their trust, and helping them confidently take the next step. Our 90-unit community in southwest Charlotte features 42 Assisted Living and 48 Memory Care residences, providing personalized support that can evolve as residents' needs change. From seniors looking for a little extra assistance while maintaining their independence to families searching for compassionate Memory Care for a loved one living with Alzheimer's disease or another form of dementia, every sales conversation is different and every relationship matters. We are looking for an energetic, strategic, and relationship-driven Sales Director who can tell that story, build meaningful connections throughout the Charlotte market, and drive occupancy through a combination of strong sales execution, community outreach, referral development, and exceptional follow-up. This is a highly visible role for someone who enjoys being both inside the community and out in the market. You'll develop referral relationships, create new business opportunities, nurture leads, conduct tours, guide families through the decision-making process, and partner closely with the Executive Director and community leadership team to create an exceptional experience from the first inquiry through move-in. The Sales Director is responsible for building and maintaining strong occupancy while leading the overall sales and marketing strategy for the Community.

Requirements

  • Bachelor's Degree in business, marketing, communications, or equivalent experience.
  • Minimum of 3 to 5 years of sales management experience.
  • Proven track record of new business development, relationship building, and closing.
  • Strong prospecting, pipeline management, follow-up, presentation, and communication skills.
  • Ability to build relationships with prospective residents, families, referral partners, healthcare professionals, and community organizations.
  • Must have a positive Criminal Background Screening.
  • The Community is a drug-free workplace; associates are subject to adherence to the Company Drug Free Workplace policy.
  • Must possess and maintain a valid driver's license and an acceptable Motor Vehicle Record (MVR) in accordance with Company Fleet Safety standards. Driving is an essential function of this position and a condition of employment.
  • MVR reviews will be conducted at hire and periodically thereafter in accordance with Company policy. Failure to meet or maintain Company driving standards may result in removal from driving responsibilities and may impact continued employment eligibility for this position.

  • Experience in relationship-based sales of services or intangibles is a plus.
  • Senior living, healthcare, hospitality, or other relationship-driven sales experience is highly valued.

Responsibilities

  • Manage the full sales cycle from initial inquiry through tour, follow-up, decision, and move-in.
  • Present the Community to prospective residents and families using consultative, relationship-based selling techniques.
  • Develop meaningful relationships with prospects and families, understanding their individual needs, concerns, timelines, and priorities.
  • Build and maintain a strong pipeline through consistent prospecting, lead management, follow-up, and conversion activities.
  • Develop new business and referral relationships throughout the local market, including healthcare providers, professional referral sources, community organizations, and other strategic partners.
  • Spend meaningful time out in the field, networking and developing relationships that generate qualified leads and increase awareness of the Community.
  • Conduct engaging, personalized tours that help prospective residents and families envision life within the Community.
  • Develop and execute sales strategies designed to increase occupancy, generate move-ins, and maximize time in the selling zone.
  • Maintain strong knowledge of the local senior living market, competitors, referral landscape, and changing consumer needs.
  • Develop and enhance the Community's image and reputation through networking, outreach, events, partnerships, and appropriate public relations activities.
  • Partner closely with the Executive Director, clinical leadership, and other department heads to ensure prospective residents receive timely information and experience a smooth transition into the Community.
  • Coordinate with Maintenance and Housekeeping to ensure apartments are prepared and move-ins and move-outs are handled efficiently.
  • Provide ongoing customer service and first-impressions training to Community associates, reinforcing that every associate contributes to the resident and family experience.
  • Recruit, manage, train, motivate, and evaluate Sales & Marketing associates, where applicable.
  • Plan and manage the sales and marketing budget within approved guidelines.
  • Ensure appropriate Sales & Marketing coverage based upon occupancy and Community needs, including weekends and peak holiday periods where applicable.
  • Oversee applicable Sales & Marketing associate timekeeping, payroll coordination, and new-hire documentation.
